Strata and Common Area Cleaning Services in Australia

The person who signs your cleaning contract is not the person who pays for it. Strata cleaning is approved by a committee and questioned by owners who only ever see a levy. Apartment buildings, townhouse complexes, mixed use and commercial strata, in Darwin, Perth, Sydney, Melbourne, Brisbane, Adelaide and Tasmania.

We clean from 6am before residents head out, or in the evening until 10pm, with dated reports by area for your meeting pack. Quoted after a site inspection, with no lock-in.

What counts as common property, and what does not?

This is the first argument in many strata cleaning contracts, and it is worth settling before anyone picks up a mop.

Lobbies, corridors, lifts, fire stairs, carparks, bin rooms, shared laundries, pool surrounds and external common areas usually sit with the scheme. Inside a lot belongs to the owner, and so does their balcony.

The grey areas are where complaints come from. Entry doors, balcony glass, courtyard walls and carpark bays vary between buildings and between schemes.

Some work sits outside our scope. Waste collection and bin exchange belong to your council or waste contractor. Window cleaning at height on a tower needs rope access, a specialist trade we do not offer.

For retail or food tenancies in a mixed use building, see retail and shop cleaning and restaurant and cafe cleaning.

How often do common areas need attention?

Sized to the building, seven days, between 6am and 10pm.

Weekly or fortnightly

The common pattern. Lobbies, lifts, corridors, stairs and bin rooms on a fixed day residents can predict.

Several times a week

Larger buildings, high turnover, or schemes with retail at ground level and heavier foot traffic.

Early morning or evening

From 6am before the morning rush, or in the evening until 10pm, so lobbies are clear when residents move through.

How does a committee know what they paid for?

Nobody on the committee is in the lobby at 6am watching the work happen.

  1. Step 01

    Attendance recorded

Who attended and when, logged against the building every visit.

  2. Step 02

    Cleaned to the agreed areas

The scope, in order, with the boundaries settled at the site inspection.

  3. Step 03

    Photographic report

Area by area, dated, and formatted so it drops into a meeting pack.

  4. Step 04

    Issues raised to the manager

Damage, leaks, dumped rubbish and pest signs reported rather than cleaned around.

Which parts of the building do we cover?

Agreed area by area at the site inspection, with a frequency against every line.

Entry and lobby

  • Entry glass and matting
  • Intercom and letterbox bank
  • Floors mopped
  • Seating and shared furniture
  • Handrails and touch points

Circulation

  • Lift cars, tracks and buttons
  • Corridor floors and skirting
  • Fire stairs top to bottom
  • Corridor windows and sills
  • Light fittings and vent faces

Service areas

  • Bin room floors and walls
  • Chute hoppers where fitted
  • Carpark sweeping and bays
  • Shared laundry and storage
  • Pool surrounds and amenities

Where complaints start

  • Fire stairs nobody uses or checks
  • The bin room on a hot weekend
  • Cobwebs on carpark ceilings
  • Marks in the lift
  • Leaves in the entry after wind

Fire stairs are easy to forget and easy for an owner to photograph, so they sit on the scope as their own line.

What does a strata manager need on file?

Supplied at the start so it is there when an owner asks.

Safety

  • Safe Work Method Statements
  • Safety Data Sheets for every chemical
  • Wet floor signage procedure
  • Incident reporting process

Scope and records

  • Building access protocol
  • Written scope with frequencies
  • Dated report after every visit
  • Attendance record every visit

Ask for anything else your manager needs at the site inspection and we will tell you what we can supply.

Why is your building called something different in every state?

Strata law is state based, so the body that hires us has a different name depending on where the building stands.

  • New South Wales and Victoria. An owners corporation.
  • Queensland, Tasmania and the Northern Territory. A body corporate.
  • Western Australia. A strata company.
  • South Australia. A strata corporation or a community corporation, depending on how the scheme was set up.

We write proposals in the language your scheme uses, so the document reads as though it was written for your building.

Why does strata cleaning get questioned at every meeting?

Four things that decide whether a contract survives an AGM.

A record for the meeting pack

Cleaning is a recurring cost owners can see with their own eyes, which makes it easy to question when nobody can show what was done.

You get a dated, area-by-area photographic report after every visit, formatted for a meeting pack. The committee tables it instead of defending it.

Boundaries agreed before anyone starts

Entry doors, balcony glass, courtyard walls and carpark bays all vary between schemes. Each one is a complaint waiting to happen.

We settle the boundaries at the site inspection and write them into the scope, so an owner who asks gets an answer agreed months earlier.

Safe lobbies and stairs

A wet lobby floor is a slip risk for every resident and visitor. We put out wet floor signage, log attendance times and record every visit by area.

If an incident is ever raised, there is a cleaning history to look at.

A crew that learns the building

Residents notice a different person every week, and so do the committee members who live there. We keep the same crew on your building wherever we can.

They learn the access codes, the bin day and the difficult lift, which is most of what earns a contract a second year.

Cleaning rarely loses a strata contract on standard. It loses on a photo of a fire stairwell that nobody could prove had been done.

What backs a crew in a building you all own?

Every owner is a stakeholder here. Here is what sits behind it.

Boundaries in writing

Common property defined before the first visit.

Equipment and signage supplied

Including wet floor signage.

Access codes held securely

Keys, fobs and codes managed, not shared around.

Issues reported to the manager

Damage, leaks and dumped rubbish raised in writing.

$10 million public liability

Insurance cover in place for work on common property.

A Shining Services cleaner working through a hotel corridor after hours

Happy with the work

Our cleaners don't leave until you're happy with the work.

What do our customers say about us?

How is a strata cleaning quote built?

Four steps, and the proposal is written to be read by owners.

Site inspection

Areas, levels, lifts, bin rooms, carpark and where common property ends.

Scope and proposal

Area by area with frequencies, quoted, and written for a meeting pack.

Access

Keys, fobs, codes and your reporting contact.

Service and reporting

Scheduled visits with dated photographic records by area.

We quote strata cleaning after a site inspection. Lot count, levels of fire stairs, a basement carpark and visit frequency move the price more than floor area.

Periodic work is quoted as a separate program so the regular levy figure stays predictable.

Book a site inspection

What work sits outside the regular visit?

Scheduled through the year so it can be budgeted rather than raised as a special levy.

Reactive callouts

After a leak, a party or dumped rubbish, within our 6am to 10pm hours.

Which regions do we cover for strata cleaning?

Apartment buildings, townhouse complexes, unit blocks, mixed use and commercial strata across seven regions. Not sure we reach your building? Ask for a site inspection and tell us the address.

What do committees ask before they change cleaner?

What does a strata cleaner actually do?

Common property, and nothing that belongs to a single lot. That means the entry and lobby, lifts, corridors and fire stairs, the carpark, the bin room and any shared amenity or external area.

Who pays for strata cleaning?

Every owner does, through their levies. That is why an owner cannot pick the cleaner even though they help pay for one, and why cleaning draws scrutiny at meetings.

How much does strata cleaning cost?

We quote after a site inspection, because two buildings of the same size can be very different jobs. Common area, levels of fire stairs, a basement carpark and visit frequency all move the price.

Are we locked into a contract?

No. There is no lock-in period, and the schedule can be adjusted with reasonable notice as the building changes.

When do you clean?

Seven days, between 6am and 10pm. Most buildings choose an early-morning visit before residents head out, or an evening visit after the day's traffic.

How do we switch from our current cleaner?

Check the notice period in your existing agreement first, because that usually sets the timing. After that it is a site inspection, an agreed scope and a start date, with keys and codes handed over before the first visit.

Can you clean the windows on our tower?

Ground level and internal common glass, yes. Anything needing rope access is a specialist trade we do not offer.

We stay until it's right

Our cleaners don't leave until you're happy with the work. For end of lease cleans, if you're not satisfied and tell us within 72 hours, we come back and re-clean.

Would you like a site inspection and a quote?

Tell us about the building and we will visit, usually within a few days. The proposal comes written for a meeting pack.
