Twice a year
Most inland Melbourne homes. Once after winter clears the rain marks and once before summer entertaining.
Clean glass over a dirty track still looks wrong. The track is where the grit and the winter condensation end up.
We price the glass and the tracks apart so you can choose. A small home is $165 for up to 10 windows, inside and out. Tracks are $15 a window. Double storey starts at $415.
Glass inside and out, frames wiped, and sills done. Tracks and flyscreens are priced separately because they are separate work, not because they are optional.
Upper glass is cleaned with a water-fed pole from the ground. Purified water carries no minerals, so it dries without leaving a mark and nobody is on a ladder above your garden bed.
We do not put a blade on toughened glass. Some panels carry manufacturing debris fused into the surface, and a scraper drags it across and scratches permanently.
Shopfronts, offices and strata buildings are quoted the same way. For a whole house reset see deep and spring cleaning in Melbourne.
Melbourne answers this differently depending on where you live.
Most inland Melbourne homes. Once after winter clears the rain marks and once before summer entertaining.
Bayside and anything on a main road. Salt film and traffic grime build far faster than they do a few suburbs inland.
Shopfronts, offices and anything with a street frontage. Handprints at door height show against Melbourne light within days.
Tracks do not need doing every time. Once or twice a year is usually enough, which is exactly why they get their own price rather than being bundled in.
Four parts, and the last two are priced separately.
Track grit gets vacuumed out before any water goes near it. Wetting it first turns the dirt into a paste that smears along the channel and takes twice as long to shift.
Step 01
Height, ground surface and anything below the window. That sets the method before we quote.
Step 02
Pure water through a brush head. It dries with no residue, so no squeegee marks up high.
Step 03
Squeegee and cloth indoors, with floors protected under every window we work on.
Step 04
If a panel needs equipment we do not bring, the quote says so rather than leaving it dirty.
Soft water, long wet winters and a lot of single glazing. Together they make the track the problem rather than the glass.
If your glass looks hazy rather than spotted, that is film rather than mineral, and it usually comes off in one visit.
Three things worth knowing before you book.
A spotless pane above a black channel still reads as dirty. We price tracks at $15 a window so you can see the cost and decide. Most homes need them once a year while the glass gets done twice.
Winter condensation drains into the track and mixes with the grit already there. Wiping it wet just smears it along the channel. We vacuum tracks dry first, then wash them.
Height alone is not the issue. What matters is what sits under the window, whether there is level ground for a pole and how far back we can stand. That is why double storey and difficult access start at $415.
Glass is expensive to replace. Here is what sits behind the job.
These published rates include GST. Tracks and flyscreens are separate lines.
| Home | Price |
|---|---|
| Small home Up to 10 windows | $165 |
| Medium home 11 to 20 windows | $235 |
| Large home 21+ windows | $350 |
| Double storey Or difficult access | From $415 |
| Track detail Per window | $15 |
A window means one pane or one sliding panel. Flyscreens are quoted once we know how many and what condition they are in. Commercial shopfronts and strata buildings are quoted after a look at the access.
The crew is already at the window. These cost less together.

Victorian and Edwardian terraces, weatherboards, and converted warehouses where winter condensation and older timber floors shape the work.
High-rise apartment towers alongside heritage family homes where building access windows and owners corporation rules decide the schedule.
Family homes on large blocks where ducted heating registers, large floor plans, and outdoor paving are regularly booked together.
A small home with up to 10 windows is $165 including GST, a medium home with 11 to 20 windows is $235 and a large home with 21 or more is $350. Double storey or difficult access starts at $415. Tracks are $15 a window on top.
No, and that is deliberate. Tracks are $15 a window as their own line, because most homes only need them once a year while the glass gets done twice. Bundling them would mean charging you for track work you do not need every visit.
Yes, using a water-fed pole from the ground rather than ladders. Height is not the real issue on its own. What matters is the ground surface and what sits under the window, which is why difficult access is priced from $415.
Yes, and they come off the frame to be done properly. Mesh and surround are washed on both sides, dried, and put back the way they came out. They are quoted separately once we know the count and the condition, since old screens can tear.
Not on toughened glass. Some toughened panels carry tiny particles fused into the surface during manufacture, and a scraper drags them across and scratches permanently. That damage looks like cleaning damage and cannot be undone, so we will tell you what we can and cannot lift.
Twice a year suits most inland homes, once after winter and once before summer. Bayside homes and anything on a main road usually need three or four, because salt film and traffic grime return faster. Shopfronts run monthly or quarterly.
Because Melbourne water is very soft, so you get film rather than mineral scale. Harder water leaves white spotting, while Melbourne glass gets a haze from salt, traffic and pollen instead. It usually cleans off without any acid treatment.
Yes. Solar panel cleaning, gutter cleaning and roof soft washing are quoted separately and can go on the same visit as the windows. Send a photo of the roof line and we will price them before we come out.
Sometimes, and it depends on the building. Many Melbourne apartments have fixed panels that only open partway, which limits what can be reached safely from inside. We check at quote stage and name any panel we cannot do rather than leaving you to find it afterwards.
Most customers book more than one. Same crews, same standards, one invoice.
