Glass, inside and out
- Every pane, both faces
- Sliding doors and stacker panels
- Finished dry, not air dried
- Coated internal glass handled differently
Homes, shopfronts, offices and strata buildings across the Perth metro area. Glass, frames, tracks and flyscreens, inside and out.
Two things make Perth glass harder work. Salt carried in on the sea breeze settles on every pane, and plenty of gardens here are watered from a bore that leaves orange marks on the lower glass.
Salt air and hard sunlight, and the two work together.
Sea salt is a big part of the fine particles over Perth, and it settles on everything near the coast. Glass makers recommend more frequent cleaning where glass is exposed to salt spray.
Salt sits on the surface and simply asks for more washing. What damages glass permanently is alkaline material, such as concrete runoff and construction dust, not sea air.
Then there is the light. Perth's bright, clear days find every streak, which is why we finish glass dry rather than letting it air off.
Very often, yes. Perth groundwater is often rich in iron, and when bore water sprays onto glass the iron oxidises into rust-coloured staining.
Those marks resist soap, detergent and bleach, so an ordinary window clean does nothing to them. The longer they bake on, the harder they are to shift.
The lasting fix is upstream: adjust the reticulation so it stops spraying the house, and use low pressure, large droplet sprinklers. On the glass, we test a pane first and tell you whether it is coming off.
Agreed before we start, so the quote covers the same things you expect.
Four steps, and the test pane is where you find out what is realistic.

We count them with you, sliders and highlights included, so the quote holds.
Step 02
If there is bore staining or baked-on mineral residue, we try it before quoting the lot and tell you whether it lifts.
Step 03
Pole work from the ground wherever it reaches. Anything higher gets the right equipment, arranged before the day.
Step 04
In the Perth light, because that is the real test. Our cleaners don't leave until you're happy with the work.
Worth knowing if you manage a building or sit on a strata council.
WA's work health and safety laws require a business to manage the risk of a fall that could cause injury, whatever the height. For us that means using poles from the ground wherever they reach, and planning anything higher before the day.
Boom lifts, scissor lifts and rope access each come with their own training and licensing rules, so the access method is settled at the quote. If your building has roof anchors or a facade access system, send us the details with the enquiry.
Running a strata scheme? Our strata cleaning page covers common area glass on a rotation.
Worth knowing before you attack a mark yourself.
Glass makers warn against razor blades, metal tools, scouring pads and steel wool. Toughened glass is especially easy to scratch this way, and a scratch is permanent.
Some strong acids and powder cleaners attack glass and its coatings. We use cleaners made for glass and nothing that can etch it.
Some energy-efficient glass has a coating on the inside face that needs gentler handling. We check for it and clean that face by hand.
This is the one that ruins glass. Cement and concrete are strongly alkaline and can stain glass for good, so if you are mid-build, cover it.
Six reasons, one line each.
On the window count and how we reach it. Here is what moves the number.
Homes are quoted in three bands: up to 10 windows, 11 to 20 windows, and 21+ windows. Both faces of the glass, the frames and the sills are in the band price.
Ground level pole work covers most single-storey homes. A double storey, a platform or rope access each change the cost, so we settle access before quoting.
Ordinary dust and salt film is the base price. Bore staining, paint, render splatter or builders' residue is extra work and sits on its own line after we have tested a pane.
Send a rough window count, how many storeys, and a photo of anything that looks stained rather than dirty. A written quote comes back the same day.
Order matters on some of these, which is why one visit beats two.
Walls and paths first, glass second, or the runoff lands back on clean panes. Pressure washing
Windows, tracks and screens are on the WA condition report. End of lease
Gutter cleaning, a roof soft wash and solar panel cleaning, quoted on their own lines and done while the gear is already out.
Lobby glass and balustrades on the same rotation as the rest of the scheme. Strata cleaning
Entry glass on every visit, the rest of the facade on a set rotation. Office cleaning
Render and concrete off glass before it does permanent damage. Construction clean
The Perth metro area, from Joondalup to Rockingham, and Mandurah. Not on the list? Send your suburb and you will hear back the same day.
Coastal salt air and beach sand impact properties heavily here. Window tracks, exterior glass, and flyscreens need regular washing to stop salt corrosion.
A mix of commercial high rises, character homes, and modern units. Jarrah floor care and delicate limestone work are common across these areas.
Large family properties and industrial facilities. Paved alfresco spaces and bore reticulation mean pressure washing is regularly booked alongside a house clean.
Homes are quoted in three bands: up to 10 windows, 11 to 20 windows, and 21+ windows, with storeys and stains on top. We count your windows and put the figure in writing before we start.
Yes. The watering roster covers sprinklers and reticulation, and window cleaning uses very little water. Most of the work is done with a pole and a bucket.
Sometimes, and we test a pane before quoting the lot. Iron staining from bore water resists ordinary cleaners, and years of build-up can be very stubborn. The real fix is keeping the sprinklers off the glass.
It does not etch it. Salt spray simply means the glass needs cleaning more often, while alkaline material such as concrete runoff is what causes lasting damage.
Yes, with the access method settled before the job rather than on the day. Send the number of storeys and any roof access details with your enquiry.
There is no set rule. Coastal homes tend to land on two to four times a year and inland homes less, and we will tell you if yours can wait.
Yes, along with a roof soft wash, each quoted after we have seen it. Solar panels get plain water and a soft brush in the early morning or late afternoon when they are cool, with no chemicals or abrasives and nobody standing on the panels.
We point it out before we start and photograph it. Scratches and etching are damage, not dirt, so no clean removes them.
Most customers book more than one. Same crews, same standards, one invoice.
We stay until it's right
Our cleaners don't leave until you're happy with the work. For end of lease cleans, if you're not satisfied and tell us within 72 hours, we come back and re-clean.
Send a rough window count, how many storeys, and a photo of anything that looks stained rather than dirty. You will get a written price and a straight answer on whether the staining lifts.
