- Skirtings, architraves and door tops
- Silica dust extraction, quoted
Post-construction and builder final cleaning for new homes, fit-outs, renovations and commercial sites across the Perth metro area, booked between 6am and 10pm around the trades.
What decides whether a builders clean goes well is whether the crew knows what will permanently mark a brand new surface, and whether the scope was written down before anyone arrived.
Because sweeping fine building dust throws it back into the air, where people breathe it and it settles on everything you just cleaned.
WorkSafe WA's guidance names dry sweeping and compressed air as poor ways to deal with construction dust. So we pick it up wet or with a vacuum, working from the ceiling down, and the room stays clean once it is done.
Much of that dust is crystalline silica, from concrete, brick, tile, grout and render. Silica dust extraction is part of our builders clean where the site needs it, quoted with the rest of the scope.
Site safety rules still apply to us like any other trade. We complete your site induction and follow your site rules and your principal contractor's management plan.
The fourth card is the one most quotes leave vague until invoice day.
Four steps, and the first one is a conversation with your site supervisor.
Contact usStep 01
Which clean you mean, what trades are still coming back, and what is excluded, written down before anyone is booked.
Step 02
Your site induction completed and your site rules followed, at a time between 6am and 10pm that keeps us out of the trades' way.
Step 03
Ceilings and high ledges first, floors last. Dust goes into a vacuum or comes up wet, because moving it around the room is the thing to avoid.
Step 04
Photographed by room and signed off on site. Our cleaners don't leave until you're happy with the work.
No standard defines these stages, and the names are not used consistently.
Rough clean, builders clean, final clean and sparkle clean are trade vocabulary. Different companies use the same words for different jobs, which is how a builder ends up paying for one clean and receiving another.
So we do not sell you a stage name. We ask what trades are finished, what is still coming back, when your inspection is, and what the site has to look like on the day, then write that down and quote it. If your contract already names a stage, send us the wording and we will scope to that.
Four mistakes that can leave a permanent mark, and sometimes affect the manufacturer's warranty.
Glass makers warn against removing paint spots with razor blades or metal scrapers, because they scratch the surface. Spot cleaning with the right solvent is the safer route.
Window makers ask for frames and glass to be protected from mortar, brick cleaning acid and plaster, with spills washed off straight away. The acid wash and the window clean need to be sequenced, not run together.
Steam can cloud or lift a timber floor finish, and a new finish takes time to harden. We damp mop new timber unless the manufacturer says otherwise.
Brick acid, bleach and abrasives mark stainless steel. Near the coast, that is how tea staining starts on a brand new kitchen.
Worth checking, because the standard wording may not say what you assume.
Standard home building contracts usually define practical completion without mentioning cleaning at all. The obligation often sits in a special condition or a scope of works instead.
The same goes for waste. Site waste is normally the principal contractor's to manage. We take away what our own work generates, and skip bins and site waste stay yours unless we agree otherwise in writing.
Six reasons, one line each.
No rate card. We quote after seeing the site or its plans, once the scope is set.
Floor area, how many wet areas, how much glass, whether trades are still working around you, and the condition the site is handed over in. A site left swept is quicker than one left loaded.
A tight handover date can mean a bigger crew for a shorter time, all within our 6am to 10pm day.
External glass at height, pressure washing of hardstand, carpet cleaning, and a return visit after defect rectification. Each is its own line.
Send the address, the floor area, the stage you need and your inspection date. A written scope and price follow.
Sequencing matters on the first three.
Film off, frames and tracks done, after the acid wash rather than before it. Window cleaning
Grout haze off new tile, with the method matched to the material. Tile and grout
Driveways, paths and hardstand, with the WA water rules checked first. Pressure washing
New carpet after the trades, or a recovery clean if it has copped site traffic. Carpet cleaning
Rolling into a scheduled contract once the tenant moves in. Office cleaning
New apartment lobbies, lifts and car parks from the first handover on. Strata cleaning
New estates, infill, fit-outs and renovations across the Perth metro area, from Joondalup to Rockingham, and Mandurah. Site not listed? Send the address and you will hear back the same day.
Coastal salt air and beach sand impact properties heavily here. Window tracks, exterior glass, and flyscreens need regular washing to stop salt corrosion.
A mix of commercial high rises, character homes, and modern units. Jarrah floor care and delicate limestone work are common across these areas.
Large family properties and industrial facilities. Paved alfresco spaces and bore reticulation mean pressure washing is regularly booked alongside a house clean.
We quote on floor area, wet area count, glass and the condition the site is in, and put the scope in writing so two quotes can actually be compared.
We would rather not. Dry sweeping puts fine construction dust back in the air, so we pick it up wet or with a vacuum instead.
Yes, as part of the builders clean. It is picked up wet or by vacuum rather than swept, and quoted with the rest of the scope once we know the site.
We stop and tell you. Asbestos removal needs a licensed removalist, and it is not something a cleaning contractor should touch.
We take what our own work generates. Site waste and skip bins stay with the builder unless we agree otherwise in writing.
As soon as the messy trades are finished. Protective film left on for months can leave adhesive behind, so tell us if it has been on a while and we will plan for the harder version.
Salt air settles on powder-coated frames, and many window warranties ask for more frequent washing on coastal sites. It is worth flagging to your buyers at handover.
Yes. Tell us who is still coming back and we sequence the clean around them, between 6am and 10pm, with a return visit quoted separately if needed.
We stay until it's right
Our cleaners don't leave until you're happy with the work. For end of lease cleans, if you're not satisfied and tell us within 72 hours, we come back and re-clean.
Send the site address, floor area, which stage you need and your inspection date, and tell us what trades are still coming back. You will get a written scope with the exclusions named.
