Airbnb Cleaning in Melbourne

Airbnb Cleaning Services in Melbourne

Guests leave at ten and the next ones arrive at three. That gives Airbnb cleaning in Melbourne five hours to reset an entire property, so the booking has to fit that gap.

We book off your checkout time, not a window. A studio turnover is $115 and a two bedroom is $170, both including GST. You get a photo report when we finish. Any damage goes to you the same morning, before the next guest arrives.

What does a turnover clean actually involve?

A full reset to listing condition, not a tidy up. Beds stripped and remade. Bathrooms reset, kitchen emptied and wiped, and the place staged to match your photos.

It runs to a deadline somebody else set. Checkout is usually 10am and check-in 3pm, which is the entire window.

This is not a house clean. A turnover includes restocking, staging and an inspection that a domestic visit never covers.

For your own home see house cleaning in Melbourne. Between tenancies, see end of lease cleaning.

How do we fit a turnover into five hours?

By treating the checkout time as the booking, not the day.

Same day turnaround

Crew arrives on your checkout time and finishes before check-in. The standard booking for most Melbourne listings.

Back to back

Guest out and guest in on the same day, every day, through the Australian Open and Grand Prix weeks.

Gap days and deep resets

Quieter weeks are when carpets, ovens and windows get done without eating into a turnover.

What is in a standard turnover?

The same checklist every time, because guests score it separately.

Beds and living

  • Beds stripped and remade
  • Linen you supply changed over
  • Floors vacuumed and mopped
  • Surfaces and remotes wiped
  • Room staged to your photos

Kitchen

  • Fridge emptied and wiped
  • Dishwasher run and unpacked
  • Benches, sink and splashback
  • Cooktop and microwave
  • Bins emptied and relined

Bathrooms

  • Shower screen and tiles
  • Toilet, basin and mirror
  • Towels changed over
  • Hair removed from drains
  • Amenities restocked

The inspection

  • Damage photographed and reported
  • Missing items noted
  • Consumables checked and listed
  • Appliances tested
  • Anything odd flagged same day

Consumables and linen are supplied by you and we work to the par levels you set. If something runs low we tell you before it runs out.

What happens if a guest leaves damage?

You hear about it from us, not from the next guest.

  1. Step 01

    Arrive on checkout

Not a window. The crew is there when the guest leaves, so the clock starts properly.

  2. Step 02

    Inspect before cleaning

Damage and missing items get photographed first, while the evidence is still there.

  3. Step 03

    Reported straight away

You get the photos the same morning, in time to raise a claim before check-in.

  4. Step 04

    Turnover finished and staged

Photo report sent so you can see the property is ready without driving over.

What should Melbourne hosts plan around?

The levy, the building rules and the event calendar all shape how a listing runs.

  • The short stay levy. Victoria charges a levy on short stay bookings under 28 nights, worked out on the booking total, so a cleaning fee passed on to guests sits inside it
  • Your building rules. Whether an apartment can run short stays is between you and your owners corporation. Check before you set up a cleaning schedule
  • The event calendar. The Australian Open, the Grand Prix and the spring racing carnival fill the city. Turnover demand spikes in the same weeks every year

Cleaning is the one cost you control. Book the peak weeks early, because they fill first.

Why do hosts change cleaners after one bad review?

Three things that decide whether a turnover holds up.

Turnovers run to a checkout, not a four hour window

A morning or afternoon window is no use when your guest leaves at ten and the next one is due at three.

We book against your checkout time and size the crew to finish inside the gap you actually have. A turnover that finishes at four is a turnover that failed, whatever the clean looked like.

Damage found before your guest finds it

Anything broken gets photographed before the cleaning starts, while the room is still exactly as the last guest left it.

You get those photos the same morning, in time to actually act on them. Once a new guest is inside the property, working out who did what becomes an argument that nobody wins. It is far easier to settle before check-in.

The same checklist on every single turnover

Guests score cleanliness on its own line, separately from everything else about your listing. One review mentioning dust sits there for months.

Every turnover runs the same list in the same order, every time. The standard does not drift between crews or across a busy fortnight in January.

Guests score cleanliness on its own line, and one review that mentions dust stays on your listing for months.

What backs a crew holding your keys?

Your listing income depends on this. Here is what sits behind it.

What do Melbourne hosts ask about Airbnb cleaning?

How much does Airbnb cleaning cost in Melbourne?

A studio turnover is $115 and a two bedroom is $170, including GST. A five bedroom listing is $325. Rates are published by property size rather than charged hourly, so you can build them into your pricing before the season starts.

Does the short stay levy apply to my cleaning fee?

Victoria's short stay levy is worked out on the booking total for stays under 28 nights, and a cleaning fee you pass on to guests is part of that total. Check how it applies to your own listing with your accountant.

Can you turn a property around between 10am and 3pm?

Yes, that is the standard booking. We work off your checkout time rather than offering a morning or afternoon window, and the crew is sized to finish inside the gap. Tell us if your check-in is earlier than three and we will plan to that instead.

Do you supply linen and towels?

No, you supply them and we change them over as part of the turnover. We work to whatever par levels you set and tell you when stock is getting low. Plenty of hosts run a laundry service separately and we coordinate around it.

What happens if a guest leaves damage?

We photograph it before we start cleaning and send it to you the same morning. That timing matters, because once a new guest is in the property it becomes impossible to prove who caused what. You get the evidence in time to lodge a claim before check-in.

Do you restock consumables?

Yes, from the stock you leave on site. Toilet paper, soap and anything else on your list gets checked every turnover and topped up. If something is running low we tell you before it runs out rather than after a guest complains.

Can you still clean if my owners corporation has restricted short stays?

We clean whatever you are legally operating, but the restriction is between you and your building. Check your owners corporation rules before you book a regular cleaning schedule.

Do you work weekends and back to back bookings?

Yes, seven days from 6am to 10pm. Guests check out on Sundays and public holidays like any other day, and January and March run back to back for most Melbourne listings. Peak weeks book out early, so give us your calendar in advance.

What other cleaning do we do in Melbourne?

Most customers book more than one. Same crews, same standards, one invoice.
