Airbnb Cleaning in Brisbane

Airbnb Cleaning Services in Brisbane

The last guest is rarely the problem. Airbnb cleaning in Brisbane also has to deal with what happens while the place sits empty: shut up in summer, a unit goes stuffy fast and the sills start collecting insects.

So we open it up, run the air conditioning and clear the sills before anything else. A two bedroom turnover is $165 including GST, linen changed and staged, with a photo report before we lock up.

  • Aired and cooled, not just wiped down
  • Photo report sent before your guest arrives
  • Fixed price per turnover, no hourly surprises

What does an Airbnb clean in Brisbane include?

A full reset between guests. Kitchen, bathrooms and floors, then the linen changed and the beds staged to match your listing photos.

Before any of that we open the place up and get the air conditioning running. In a Brisbane summer a closed unit needs cooling before it needs cleaning.

Consumables get checked, not assumed. Toilet paper, bin liners and the tea and coffee: we tell you what is low rather than letting a guest find out.

This is not a deep clean. For the periodic reset see deep and spring cleaning in Brisbane.

How do Brisbane hosts use us?

Most hosts sit in one of these.

Every turnover

You send the calendar and we work to it. Access notes are kept on the job, so nobody needs the key code explained again.

Busy season only

You handle the quiet months and hand over from August, when the Ekka, the spring school holidays and then the summer run arrive.

On call

For the back to back bookings you cannot cover yourself. Give us as much notice as you can and we will fit it in.

What does a turnover cover?

Four areas. The last one is the Brisbane one.

Kitchen

  • Benches and splashback
  • Inside the microwave and fridge
  • Dishwasher emptied and run
  • Bins emptied and relined
  • Consumables checked and listed

Bathrooms

  • Shower screen and grout
  • Toilet, basin and mirror
  • Fresh towels folded and set
  • Amenities restocked
  • Exhaust fan wiped down

Bedrooms and living

  • Linen changed and beds staged
  • Ceiling fans wiped
  • Floors vacuumed and mopped
  • Remotes, switches and handles
  • Balcony or patio swept

After a vacancy

  • Doors and windows opened
  • Air conditioning run to cool
  • Sills and corners cleared
  • Taps flushed through
  • Musty smell dealt with

A unit booked back to back needs a different visit to one that has sat closed for a fortnight. Tell us which it is and we allow for it.

How does a turnover run?

You are often not in Brisbane, so you get to see it instead.

  1. Step 01

    Calendar and access sorted

Key box code, parking, building access and your real check in time. Once, not every booking.

  2. Step 02

    Opened and cooled first

Windows open, air conditioning on. The place cools while we work rather than after we leave.

  3. Step 03

    Cleaned and staged

Linen changed, beds made to match your photos, and anything broken or missing flagged straight away.

  4. Step 04

    Photographed before we lock up

Room by room, sent the same day, so you can see the property is ready.

Why are Brisbane turnovers different?

Most cities worry about the gap between check out and check in. Here the bigger risk is the gap between bookings.

Brisbane summers are hot and humid. A closed, empty unit in that weather is warm and damp with no airflow.

  • A few quiet days is enough. A shut up property starts to smell stale, and guests notice it before they see anything
  • Insects find an empty room. Sills and corners need clearing after any vacancy
  • Storm season, roughly November to March. Balconies and patios take grit and leaves, and guests judge the outdoor space first

The fix is not a longer clean. It is opening the place up and cooling it before the work starts.

What should hosts know before handing over the keys?

Four things worth knowing.

It starts with airing out

A closed unit here can smell stale after a few quiet days, and guests register that before anything you paid for. We open the doors, run the air conditioning and clear the sills before the cleaning starts.

We run on check in, not office hours

Guests check out at ten and the next lot arrive at three, and that window does not move. We build the day around your real check in time, within our hours of 6am to 10pm.

The balcony gets judged first

Storm season drives grit and leaves onto balconies and decks from November. Sweeping the balcony or patio is part of the standard turnover; pool surrounds and larger outdoor areas are quoted on top.

You should be able to see it

Every turnover is photographed room by room and sent before check in, along with anything broken, missing or running low. You find out from us rather than from a guest review.

What do Brisbane hosts say about us?

How much does Airbnb cleaning cost in Brisbane?

Published Queensland rates, including GST, priced per turnover.

Airbnb turnover

Property size Per turnover
Studio $115
1 bedroom $130
2 bedroom $165
3 bedroom $210
4 bedroom $265
5 bedroom $330

Each turnover covers the clean, the linen change and the staging. Linen supply is quoted separately once we know how many sets you run, and a property returning from a long vacancy takes longer, which we tell you about before the day.

What do Brisbane hosts ask before booking?

What will a turnover cost for my listing?

A studio turnover is $115 including GST, a two bedroom $165 and a four bedroom $265. Each covers the clean, the linen change and the staging.

Why do guests say the place smells stale?

Usually because it sat closed. In Brisbane humidity a shut up unit goes stale quickly, so we open the place up and run the air conditioning before the cleaning starts.

Can you work to a three o'clock check in?

Yes, that is how we schedule. Guests leave at ten and the next arrive at three, so we build the run around your real check in time.

Do you supply the linen?

We can, quoted separately once we know how many sets you run and how often. Plenty of hosts keep their own sets and we change them each turnover.

What happens if something is broken or missing?

You hear about it the same day, with a photo. Damage, missing items and low consumables all go into the report before your next guest checks in.

Do you clean the balcony or pool area?

Sweeping the balcony or patio is part of every turnover. Pool surrounds and larger outdoor areas are quoted on top, so tell us what your listing has.

I do not live in Brisbane. How do I know it was done?

Every turnover is photographed room by room and sent before check in. You can see the property is ready without asking anyone.

What if the property has been empty for weeks?

Tell us and we allow extra time. A long vacancy needs the doors open, the air conditioning running and the sills and corners cleared before a normal turnover starts.

What other cleaning do we do in Brisbane?

Most customers book more than one. Same crews, same standards, one invoice.
