In WA it is a strata company and a council of owners, not a body corporate or an owners corporation. Your scheme runs under WA's Strata Titles Act, which decides what counts as common property and who can sign a contract.
We clean common property across the Perth metro area, scoped to what your plan actually shows, and we report in a form a council can table.
A residential-only strata company may not count as a business under WA's Work Health and Safety Act for its common areas. A mixed-use or commercial scheme is in a different position.
Either way, a cleaning contractor is a business and carries its own safety duties regardless. If the scheme is not carrying the safety load, the contractor is, which is why what the contractor has in place matters.
We agree how we work in your building at the walkthrough: access, lifts, stored goods in stairwells and the wash-down areas.
It depends which kind of scheme you are, and WA has a type most states do not.
In a built strata scheme, common property is the part of the parcel that is not part of a lot. That usually leaves corridors, lobbies, stairwells, lifts, bin rooms and car parks as common property.
A survey-strata scheme is different: the lots are surveyed on the ground, and common property is usually the driveway and garden areas. So a survey-strata group of villas often has no internal common areas, and the contract is the driveway, bin area, letterboxes and gardens.
Those are two different jobs and we quote them as two different jobs. Most WA strata schemes are small, so we price the scheme in front of us rather than a tower template.
Set at the walkthrough against your plan, then the same every visit. We work top down, so the lift and lobby come after the corridors.
Because the person approving the invoice is usually not the person who saw the building.

Agreed at the walkthrough and kept, between 6am and 10pm, so owners know when to expect the cleaner.
Step 02
Lobby, corridors, lifts, bin room and driveway each listed on their own, so an owner can see what their levy bought.
Step 03
Dated photos by area, in a form you can attach to the agenda without rewriting it.
Step 04
Your strata manager or a nominated owner, so complaints do not arrive from eight directions at once.
A question that stalls plenty of schemes.
The council of owners generally exercises the strata company's day-to-day powers, and routine cleaning inside the approved budget sits there.
A strata company can authorise its strata manager to engage contractors on its behalf. Check what your management agreement allows.
Comparing quotes is sensible governance, and we are happy to be one of them. Check your own by-laws and management agreement for any set process.
WA strata law limits some long service contracts put in place by a developer. If you inherited one, check its terms with your strata manager.
In the administrative fund, as an operating cost, not in the reserve fund or the ten year plan.
Cleaning, gardening, small maintenance and common property utilities come out of the administrative fund, set in the budget approved at the AGM.
Larger schemes also keep a reserve fund and a ten year plan, but those cover non-routine work like repainting, re-carpeting a corridor or a lift overhaul, not the weekly clean. It is the easiest line to cut, and the fastest one to show when it has been.
Us included. These four sort the field quickly.
Built strata and survey-strata are different contracts. A quote that arrives without anyone asking which you are was written for a building they have not seen.
Ask for dated photos by area after every visit, not a monthly invoice and a promise.
For newer Perth apartment buildings, the waste management plan often says. Many councils of owners have never read theirs, then argue about it for a year.
Washing a car park or driveway sends sediment and detergent somewhere, and letting it into stormwater drains from business activity is an offence in WA. Ask how the runoff is handled.
Six reasons, one line each.
No rate card. Each scheme is quoted after a walkthrough, because two blocks with the same lot count can be completely different jobs.
A survey-strata driveway and bin point is a different contract to four levels of corridor and a lift. We read the plan before quoting rather than counting lots.
Bin rooms and lobbies drive frequency more than floor area does. Many schemes do well on one visit a week with the bin area done twice.
Fob access, lift bookings, bin collection days and whether a car park has to be done when it is empty all move the hours.
Send the scheme address and your plan type if you know it. The quote comes back priced by area, in a form a council can put straight to a vote.
Added to the contract or billed as one-off work the council approves separately.
With the runoff planned rather than sent to the stormwater drain. Pressure washing
Entry doors, lobby glass and balustrades, on a rotation set at the walkthrough. Window cleaning
Periodic cleaning on the lanes that wear first. Carpet cleaning
Basement stairs and south-facing walkways after a Perth winter. Mould cleaning
If the scheme is mixed use, tenancies can go on their own agreements. Office cleaning
Owners and agents in the scheme can book these direct rather than through the levy. End of lease
Schemes from small villa groups up to multi-level apartment buildings, across the Perth metro area from Joondalup to Rockingham, and Mandurah. Scheme somewhere else? Send the address and we will come back the same day.
Coastal salt air and beach sand impact properties heavily here. Window tracks, exterior glass, and flyscreens need regular washing to stop salt corrosion.
A mix of commercial high rises, character homes, and modern units. Jarrah floor care and delicate limestone work are common across these areas.
Large family properties and industrial facilities. Paved alfresco spaces and bore reticulation mean pressure washing is regularly booked alongside a house clean.
A strata company, run by an elected council of owners. Body corporate and owners corporation are other states' terms for much the same thing.
It is quoted per scheme after a walkthrough, because the plan matters more than the lot count. You get a figure per area so the council can approve or trim it line by line.
Check your by-laws and management agreement. Comparing quotes is good governance either way, and we are happy to be one of them.
Often yes, if they have been authorised to engage contractors. Routine cleaning inside the approved budget is usually a council decision anyway.
No. The ten year plan covers non-routine work like repainting or re-carpeting. Cleaning is an administrative fund cost, set in the budget approved at your AGM.
For newer Perth apartment buildings, the waste management plan often sets out who cleans the bin room and who moves bins to the kerb. If nobody can find your plan, that is usually the real problem.
Either, and we would rather it be one of them than both. Tell us at the walkthrough who signs off and who gets the reports.
We stay until it's right
Our cleaners don't leave until you're happy with the work. For end of lease cleans, if you're not satisfied and tell us within 72 hours, we come back and re-clean.
Send the address, the number of lots and whether it is a strata or survey-strata scheme. We walk it and price it by area.
