What does strata cleaning in Adelaide cover?

Shared property only, never inside a unit.

Entries and foyers, corridors, stairwells, lifts, bin stores, car parks and courtyards. Shared areas do not wear at the same rate: a foyer shows every mark, an upper corridor does not, so we set frequency area by area.

Private apartments are house cleaning, and workplaces are office cleaning. Repairs, plumbing, electrical and building compliance stay with your building manager.

How often should the common areas be cleaned?

Frequency is set per area, not per building. Visits run between 6am and 10pm, timed around residents.

Set days each week

One, two or three visits a week covering the foyer, corridors, stairwells, lifts and bin areas, on the same days so residents know what to expect.

Early or evening visits

An early clean from 6am has the foyer and lifts ready before the morning rush. An evening visit, finished by 10pm, suits buildings with busy daytime traffic.

Periodic work

Carpet steam cleaning, bin area washing and glass, booked a few times a year on top of the regular schedule.

How can the committee see the cleaning was done?

You are not on site to check, and owners will ask.

  1. Step 01

    Check-in and check-out

Cleaners check in and out of each visit, so a missed run shows up straight away.

  2. Step 02

We clean to the written scope

Area by area, in a set order, against the frequency agreed for each space.

  3. Step 03

    Issues reported

If a cleaner finds damage, graffiti or a light out, we pass it to your building manager.

  4. Step 04

    Flag it, we come back

A missed area is fixed on the next run, or sooner if it cannot wait.

What gets cleaned in each shared area?

Your scope is confirmed at the walkthrough and does not change without your sign-off. This is the usual starting point.

Entrances and foyers

  • Entry glass, doors and handles
  • Floors vacuumed or mopped to suit
  • Mats lifted and cleaned underneath
  • Mail and parcel area tidied
  • Visible marks spot cleaned

Corridors and stairwells

  • Corridor carpet vacuumed edge to edge
  • Marks near apartment doors
  • Steps, landings and corners
  • Handrails and door handles
  • Skirtings and reachable light fittings

Lifts and bin areas

  • Lift floors, walls and door tracks
  • Lift lobbies and call panels
  • Bin store floors and surrounds
  • Spills around the bins
  • Bins to the kerb and back where included

Outdoor shared areas

  • Walkways and entry paths swept
  • Courtyard hard surfaces
  • Leaf litter on shared paths
  • Car park pedestrian entries

Bin collection, chute servicing and regulated waste are not part of a cleaning contract and stay with your waste contractor. Lawn and garden work is not included.

What does Adelaide weather do to a shared building?

Three things decide where the cleaning budget should go.

  • Entry and lift traffic. The foyer and lifts carry every resident and visitor, so they mark first and draw the complaints.
  • Dry summers, wet winters. Warm wind puts grit through open entries, and the wet months track mud onto foyer floors and landings.
  • Bin stores in summer. Hot weather turns a bin room quickly, so floors and surrounds need more frequent work through the warm months.

What should a strata cleaning contract spell out?

Four things to settle before committing owners' money.

Where common property stops

Anything residents share rather than own: entries, corridors, stairwells, lifts, shared laundries, bin rooms, car parks and courtyards. Inside an apartment is never in the scope.

Traffic sets the frequency

A small block with one stairwell can run on one visit a week. A larger building with lifts usually needs two or three. Count the lifts before you count the units.

Different areas, different frequencies

The foyer, lifts and bin room carry the traffic and upper corridors do not. Weighting the visits that way puts the money where residents see it.

Strata or community corporation

Many Adelaide buildings are community title, with a community corporation rather than a strata corporation. The cleaning scope is the same; only who we quote and invoice changes.

What do Adelaide customers say about us?

How is a strata cleaning plan priced?

There is no rate card for strata. Every building is quoted after a walkthrough.

Site walkthrough

We walk every shared area and note surfaces, access, traffic and problem spots.

Scope per area

A written scope with a frequency against each area.

Price per visit

A fixed price for each visit on the schedule, so the committee can budget.

Set days locked in

Service days, times and access agreed before the first visit.

What moves the number: how many shared areas there are, the frequency each needs, floor types, lifts and stairwells, bin arrangements, outdoor space and access. Periodic work such as carpet steam cleaning is quoted separately, so the regular visit price stays the same.

Request a site walkthrough

What periodic work can be added to the schedule?

Quoted separately and booked into the same schedule, so residents are not disrupted twice.

Corridor carpet steam cleaning

Corridors and lobbies, usually once or twice a year. Carpet cleaning →

Car park sweep

Visitor bays, ramps and pedestrian entries.

Which parts of Adelaide do we clean buildings in?

Apartment blocks, townhouse complexes and mixed-use buildings across metropolitan Adelaide. Tell us how many shared areas the property has when you ask for a walkthrough.

City and inner east

  • Adelaide CBD
  • North Adelaide
  • Kent Town
  • Norwood
  • Unley
  • Burnside
  • Prospect
  • Walkerville

We service everything from CBD apartments to classic bluestone and sandstone villas. Older period homes trap dust on picture rails, high skirting boards, and ceiling roses. We target these exact spots during our visits.

West and coastal

  • Ashford
  • Marleston
  • Glenelg
  • Henley Beach
  • Semaphore
  • West Lakes
  • Port Adelaide

We clean coastal properties and classic brick veneer homes. Salt air blowing off the Gulf leaves a sticky film on glass and jams up window tracks. We dedicate extra time to scrubbing these frames and windows so they slide perfectly.

North, south and the Hills

  • Salisbury
  • Elizabeth
  • Gawler
  • Mawson Lakes
  • Modbury
  • Marion
  • Morphett Vale
  • Noarlunga
  • Stirling
  • Aldgate
  • Mount Barker

We cover the newer estates out on the plains and the older stone properties up in the Hills. Spring pollen hits the Adelaide Hills hard. We recommend booking window and vent cleaning early in the season to keep allergens outside.

What do Adelaide strata committees ask before changing cleaners?

What counts as a common area?

Anything residents and visitors share rather than own: entries, foyers, corridors, stairwells, lifts, shared laundries, bin rooms, car parks, walkways and courtyards. Inside a private apartment is not a common area.

How often should common areas be cleaned?

It depends on traffic, not unit count. Set the base frequency on the busiest areas, the foyer and lifts, then scale the quieter ones down.

What time of day do you clean?

Between 6am and 10pm, seven days. Most buildings choose an early-morning clean before residents head out, or an evening one once the day's traffic has passed.

Can outdoor shared areas be included?

Walkways, entries, courtyards and car park entries can be part of the scope. Lawn mowing and garden maintenance are not, and path washing is quoted as periodic work.

Do you handle bins?

We clean bin store floors and surrounds and can take bins to the kerb and back where it is in the scope. Collection and chute servicing stay with your waste contractor.

Do you clean community title properties?

Yes. The common areas and the scope are the same whether the building has a strata corporation or a community corporation. Only who we quote and invoice changes.

How much does strata cleaning cost in Adelaide?

It is quoted after a walkthrough and set per visit against the written scope, so the committee has a real figure for the budget. Lifts, stairwells, floor types, bin access and outdoor areas all move it.

We stay until it's right

Our cleaners don't leave until you're happy with the work. For end of lease cleans, if you're not satisfied and tell us within 72 hours, we come back and re-clean.
