Tile & Grout Cleaning in Melbourne

Tile and Grout Cleaning Services in Melbourne

Your tiles are fine. Tile and grout cleaning in Melbourne is really about the lines between them. Grout is porous, and our winters fill it with mould rather than the scale you get further west.

We scrub the grout and extract it. Sealing is a separate job, quoted on its own. Cleaning is $36 a square metre. A bathroom floor starts at $220 and a kitchen floor at $260. Black silicone is a different story, and we will say so.

Why does grout go grey when the tile does not?

Tile is glazed and sealed. Grout is a porous cement product with thousands of tiny openings in it.

Moisture, soap and skin work into those pores. In a cold bathroom that does not dry out, mould follows and the line turns grey from the inside.

Mopping does nothing about this. A mop moves water across the surface and pushes more of it into the grout.

If mould has spread past the tiles see mould cleaning in Melbourne. For a full bathroom reset, see deep cleaning.

Which tiled areas do we clean?

Anywhere grout has stopped matching the colour it started as.

Bathrooms and ensuites

Shower walls, floors and niches. This is where Melbourne grout fails first because the room never fully dries.

Kitchens and laundries

Floor grout and splashbacks. Cooking oil settles into the pores and darkens the lines over years.

Hallways and verandahs

Original tessellated tile in period homes. Unglazed, unsealed and easy to damage with the wrong product.

What happens on the day?

Five stages. The last one decides how long it holds.

Assess and test

  • Tile type identified
  • Grout condition checked
  • Silicone assessed separately
  • Product tested out of sight
  • Realistic result explained

Pre-treat and dwell

  • Product applied to grout lines
  • Left to work, not rushed
  • Heavier on shower bases
  • Corners and niches by hand
  • Splashbacks included

Agitate and extract

  • Grout lines mechanically scrubbed
  • Soil lifted out, not spread
  • High pressure rinse and recovery
  • Water removed rather than mopped
  • Tile face polished back

Seal, if you want it

  • Grout must be fully dry first
  • Penetrating sealer applied
  • Buffed off the tile face
  • Quoted separately from cleaning
  • Reapplied every few years

Cleaning without sealing is a short-term result. Open grout pores take on moisture again within months, which is why the lines darken faster the second time.

When is cleaning not the answer?

Two situations, and both get told to you before we start.

Contact us
  1. Step 01

    Silicone that has gone black

Mould grows inside the silicone itself. No product reaches it and no amount of scrubbing lifts it.

  2. Step 02

    Cut out and replace

That is a trade job rather than a cleaning one, and it is cheap compared to a bathroom.

  3. Step 03

    Grout that has failed

Crumbling, missing or cracked grout has lost structure. Cleaning it makes it worse.

  4. Step 04

    Regrout that section

We say so and do not charge you to clean something that needed replacing.

Why does Melbourne grout go dark instead of white?

Most of Australia fights mineral scale. Melbourne is on some of the softest water in the country, so the problem here is organic.

  • Soft water. Very little calcium in it, so almost no white scale builds up on tiles or screens
  • Cold wet winters. Bathrooms stay damp for months. Mould grows in grout pores and turns the lines grey
  • Older bathrooms. Small mosaic tiles from the seventies and eighties mean far more grout per square metre
  • Period homes. Tessellated verandah and hallway tile is unglazed. Acid products stain it permanently

A product built for Perth scale does nothing about Melbourne mould. The chemistry has to match the problem.

Why does grout go grey again so quickly?

Three things that decide how long a result holds.

Grout is porous, and that is the whole problem

Tile is glazed and sealed. Grout is cement with thousands of open pores in it, and everything that lands on that floor works its way down into them.

A mop pushes more water into those pores rather than taking anything out of them. That is why a floor can look worse year after year while being cleaned every single week.

Sealing is what makes the result last

Cleaning opens the grout back up again. Leave it unsealed and it starts taking on moisture within months. It then darkens faster than it did the first time around.

A penetrating sealer closes the pores so spills sit on top instead of soaking straight in. It is quoted separately, because not every floor needs it done on the same day.

Black silicone cannot be cleaned back

Mould grows inside the silicone rather than on top of it. No product reaches that, so cleaning will not bring it back to white.

Silicone gets cut out and replaced instead, which is a small job next to the cost of a bathroom. We tell you which corners need it before we quote anything for the cleaning.

Checking whether a bathroom needs a clean or a regrout costs nothing.

What backs a machine on your bathroom floor?

The wrong product stains tile permanently. Here is what sits behind the job.

Tile type identified first

Tessellated and unglazed need different chemistry.

What do Melbourne customers ask about tile and grout?

How much does tile and grout cleaning cost in Melbourne?

Cleaning is $36 a square metre including GST. A typical bathroom floor starts at $220 and a kitchen floor at $260. Sealing is quoted separately, since not every floor needs it straight away.

Can grey grout be made white again?

Usually yes, if the grout itself is sound and the discolouration is mould or soil sitting in the pores. What will not come back is grout that has been stained by dye or damaged by an acid product. We test a small area first and tell you what to expect.

Can you clean black silicone?

No. Mould grows inside the silicone rather than on the surface, so nothing reaches it and scrubbing only tears it. Silicone gets cut out and replaced, which is a small trade job compared to the cost of a bathroom.

Do you seal the grout afterwards?

We can, and it is worth it in most Melbourne bathrooms. Cleaning opens the pores back up, so unsealed grout starts taking moisture again within months and darkens faster the second time. Sealing is quoted separately and the grout has to be completely dry first.

How long does it take to dry?

Usually a few hours for the tile surface and about a day before grout is dry enough to seal, longer in a cold winter bathroom. We extract the water rather than mopping it. Sealing is usually booked as a second short visit.

Is it cheaper to clean or regrout?

Cleaning, by a long way, if the grout is structurally sound. Regrouting is only needed when grout is cracked, crumbling or missing. We check which one you have before we quote.

How often should grout be sealed?

Every few years for most floors, sooner in a shower that gets daily use. Sealer wears off gradually rather than failing all at once, so the sign is water soaking into the grout instead of beading on it. Test it with a few drops on the line.

Do you clean tessellated and unglazed tiles?

Yes, and they need a different approach to modern glazed tile. Original hallway and verandah tessellated tile is porous and acid products will stain it permanently. We identify the tile before any product goes on it.

What other cleaning do we do in Melbourne?

Most customers book more than one. Same crews, same standards, one invoice.
