What does the NDIS fund for cleaning?

House cleaning and other household tasks are a Core support, charged by the hour, and the NDIS publishes a price limit for them each year.

Whether cleaning is funded at all depends on your plan. A support coordinator or plan manager can tell you in a minute.

There is no separate NDIS item for a deep clean, a spring clean, windows or carpets. They are household tasks claimed by the hour, so a bigger job simply takes more hours. If a quote offers a special NDIS deep clean rate, ask what it is based on.

How does the way your plan is managed affect who you can use?

It decides whether you can choose any provider or only one registered with the NDIS Commission.

If your funding is agency managed, you must use a provider registered with the NDIS Commission. If you are plan managed or self managed, you can choose providers who are not registered.

We work with plan managed and self managed participants, and with SIL and respite operators directly. Ask any cleaner to confirm in writing how they can be paid from your plan before you book.

What is included in a visit?

Agreed with you first, then kept the same each visit so nothing gets quietly dropped.

How does a booking run?

Four steps, and the first is a conversation rather than a sales call.

Contact us
  1. Step 01

    Work out the fit

How your plan is managed, whether household tasks are funded, and how many hours. If we are not the right fit, we say so.

  2. Step 02

    Service agreement in writing

Tasks, hours, rate and whether travel is charged. Anything not in the agreement is not charged.

  3. Step 03

    A set day and time

Your visit lands on the same day each week or fortnight, within our hours of 6am to 10pm. You hear from us in advance if anything has to change.

  4. Step 04

    Invoice built to be paid

Every service date on its own line with the hours and the rate. Plan managers reject month ranges and flat fees.

What should make you walk away from a quote?

Four warning signs.

The words NDIS approved

There is no such status. Ask instead how the provider can be paid from your plan, and get the answer in writing.

A charge for cleaning products

The NDIS hourly price limit is meant to cover the provider's costs. Products, gap fees and card surcharges on top of it are not allowed.

A fixed quote for an hourly support

House cleaning is funded per hour. A fixed price with no hours behind it is hard for a plan manager to pay and hard for you to check.

A rate with no year on it

The price limits are reviewed every year. Ask which year's NDIS pricing arrangements the rate comes from.

Why do Perth participants book us?

Six reasons, one line each.

Everything in writing

Tasks, hours and rate in a service agreement before the first visit.

Your routine kept

A set day and time, and notice before anything changes.

$10 million public liability

Our cover, on request for your plan manager or provider.

Invoices that get paid

Dates itemised and hours shown. Fewer rejections, less chasing.

Homes and facilities

A participant's house, a SIL home's common areas, or respite turnover between stays.

A Shining Services cleaner working through a hotel corridor after hours

We stay until it is right

Our cleaners don't leave until you're happy with the work.

What do Perth participants say about us?

How is NDIS cleaning priced in Perth?

By the hour, set out in your service agreement, and never above the NDIS price limit for plan managed participants.

It is a cap, not a price

The NDIS sets a maximum hourly price for household tasks each year. A provider can charge less, but not more, for a plan managed participant, and cannot add surcharges on top.

Hours, not jobs

A regular clean, a deep clean and a window clean are all priced by the hours they take.

Facilities and SIL

Common area and respite cleaning for an operator is quoted after a walkthrough and invoiced to the operator.

Send your suburb, how your plan is managed and roughly how many hours you have. A written quote comes back the same day.

What else can we take care of?

Most of these are household tasks claimed by the hour.

Regular house cleaning

Weekly or fortnightly, with flat rates by bedroom if you are paying privately. House cleaning

Carpet cleaning

Hot water extraction with a drying time quoted for the month you book. Carpet cleaning

End of lease cleaning

Built around the WA condition report when it is time to move. End of lease

Mould cleaning

Surface mould scrubbed off, with a straight word on where the damp comes from. Mould cleaning

Window cleaning

Inside and out, tracks and flyscreens included rather than charged extra. Window cleaning

Strata common areas

For apartment buildings where a participant lives in a strata scheme. Strata cleaning

Where in Perth do we provide NDIS cleaning?

The Perth metro area, from Joondalup to Rockingham, and Mandurah. Not on the list? Send your suburb and you will hear back the same day.

Coastal and western

  • Scarborough
  • Cottesloe
  • Fremantle
  • City Beach
  • North Beach
  • Hillarys
  • Sorrento
  • Trigg

Coastal salt air and beach sand impact properties heavily here. Window tracks, exterior glass, and flyscreens need regular washing to stop salt corrosion.

Central and northern

  • Perth CBD
  • Northbridge
  • Subiaco
  • Leederville
  • South Perth
  • Joondalup
  • Morley
  • Midland

A mix of commercial high rises, character homes, and modern units. Jarrah floor care and delicate limestone work are common across these areas.

Southern corridor

  • Wellard
  • Rockingham
  • Baldivis
  • Cockburn
  • Canning Vale
  • Armadale
  • Kwinana
  • Mandurah

Large family properties and industrial facilities. Paved alfresco spaces and bore reticulation mean pressure washing is regularly booked alongside a house clean.

What do people ask about NDIS cleaning in Perth?

Are you an NDIS approved cleaner?

No one is, because that status does not exist. What matters is how your plan is managed: plan managed and self managed participants can choose their provider, and we confirm in writing how we can be paid before you book.

How much do you charge per hour?

The rate is set out in your service agreement, and for plan managed participants it never exceeds the NDIS price limit for household tasks. Send your details and we will put it in writing.

Can I use you if my plan is agency managed?

Agency managed funding can only be used with providers registered with the NDIS Commission. Ask us about your situation before booking and we will give you a straight answer.

Will you charge extra for cleaning products?

No. The hourly rate is the whole charge, with no product fees, gap fees or card surcharges on top.

Is a deep clean funded at a different rate?

No. There is no separate NDIS item for a deep clean, so it is quoted in hours at the same rate and simply takes longer.

Can you bill my plan manager directly?

Yes. The invoice carries your full legal name as it appears on your plan, your NDIS number, each service date on its own line with hours, the rate and a unique invoice number.

Do you clean SIL homes and respite accommodation?

Yes. A cleaner in a SIL house or a respite home is normally engaged by the operator rather than claimed against a participant's plan, so we quote those to the operator after a walkthrough.

We stay until it's right

Our cleaners don't leave until you're happy with the work. For end of lease cleans, if you're not satisfied and tell us within 72 hours, we come back and re-clean.
