Every job
- Care code read and recorded
- Dry soil and pet hair removed first
- Hidden area test before any product
- Cushions done both sides
Lounges, armchairs, dining chairs, recliners and modulars across the Perth metro area. The method is matched to the fabric, not to the booking.
There is usually a tag under your couch with a letter on it. It is the single thing that decides whether your lounge survives a clean, so we read it first.
Look under a cushion or behind the skirt and you will usually find a letter: W, S, WS or X.
W means clean with water-based products. S means solvent only. WS means either will do. X means vacuum or light brushing, and nothing wet at all.
The codes are a voluntary convention that started with American furniture makers, and they were written as spot cleaning instructions. A W is not a licence to soak the entire lounge.
Some Australian furniture carries written care instructions instead of a letter. Whatever the tag says, we still test the method on a hidden area before we start.
Natural and regenerated fibres, mostly. This is where a rushed couch clean turns into a replacement lounge.
Viscose and rayon are the worst of it. They lose much of their strength when wet, and a watermark on them can be permanent, even from a spill of clear water.
Then there is browning: a yellow or brown stain that rises when cotton, linen, viscose or rayon is over-wetted or dries too slowly. It does not need to be the visible fabric, either. Moisture that reaches cotton padding or jute webbing inside the frame can bring browning up through the cover.
That is why water-sensitive fabrics get a low moisture or solvent method rather than a wetter one, and why we tell you that up front.
Priced per piece, with the method decided after the test rather than before.
Step 01
Under a cushion, behind the skirt or on the frame. If there is no tag, we identify the fibre instead and tell you what we are working with.
Step 02
Colourfastness and the fabric's response to the method, on a hidden panel. This is the step that separates a clean from a damaged lounge.
Step 03
Water-safe fabrics get extraction with controlled moisture. Water-sensitive fabrics get a solvent or low moisture method instead.
Step 04
Air movers on, cushions stood on edge, airflow on both faces. Fast drying is how browning gets avoided.
Four things, and the first two are the ones that cost money.
X means vacuum or light brushing with a soft brush. Not water, not solvent. Wetting an X coded fabric goes against the maker's own instruction, and there is no undo.
Moisture that reaches the padding or webbing is what brings browning up through the fabric days later. Pressure and flow are kept low on natural fibres for that reason.
On water-sensitive fabrics a damp cloth can set a permanent ring. Blot, do not rub, and if the fabric is viscose or rayon, stop and get it looked at.
Fabric protectors are not meant for X coded fabric, leather or suede. They also need testing in a hidden spot first, same as everything else.
Sometimes, and the fair case for it is smaller than the one you may be sold.
A protector buys you time to blot a spill before it sets. It is not stain-proof, it wears with use, and it needs reapplying after a professional clean.
We quote it as an option. On a pale natural fibre that marks easily it is worth considering, and on a dark synthetic, less so.
Six reasons, one line each.
Priced per piece, at published WA rates including GST. Add up only the furniture you want done.
| Piece | WA rate |

| Dining / office chair | $39 |
| Armchair | $70 |
| Single sofa seat | $65 |
| Chaise | $90 |

| 2-seater sofa | $135 |
| 3-seater sofa | $200 |
| 4-seater sofa | $265 |

Spot treatment on individual marks, fabric protection, and pet odour work where the smell has gone into the foam are each a separate line, so you can decline them.
Send a photo of the lounge and a photo of the tag under the cushion. That second photo lets us confirm the right method instead of guessing.
Most people do the soft furnishings in one visit rather than three.
Same visit, with a drying time quoted for the month you book. Carpet cleaning
For the leather lounge in the next room, with its own products and method. Leather cleaning
Lounges in short-stay properties wear faster and get looked at harder. Airbnb cleaning
The other soft furnishing that never gets a proper clean. Mattress cleaning

If the lounge is furnished and on the WA condition report. End of lease
The Perth metro area, from Joondalup to Rockingham, and Mandurah. Not on the list? Send your suburb and you will hear back the same day.
Coastal salt air and beach sand impact properties heavily here. Window tracks, exterior glass, and flyscreens need regular washing to stop salt corrosion.
A mix of commercial high rises, character homes, and modern units. Jarrah floor care and delicate limestone work are common across these areas.
Large family properties and industrial facilities. Paved alfresco spaces and bore reticulation mean pressure washing is regularly booked alongside a house clean.
A 2-seater sofa is $135, a 3-seater $200 and a 4-seater $265, including GST. Dining chairs are $39, armchairs $70 and ottomans $50, and modulars or L-shapes start at $345.
W means water-based products, S means solvent only, WS means either, and X means vacuum or light brushing with nothing wet at all. They are spot cleaning instructions rather than permission to wet the whole piece.
Usually yes. We identify the fibre by look and feel, then test the cleaning solution in a spot nobody sees. We do that even when there is a tag.
It depends on the fibre, how much moisture the method uses, and the weather on the day. A Perth winter morning dries slower than a February afternoon, and we give you a realistic window for your fabric.
Often, sometimes not, and we will tell you which before we start. Watermarks on viscose and rayon are the hardest.
It buys you time to blot a spill, nothing more, and it needs reapplying after a professional clean. It should not go on X coded fabric, leather or suede.
Yes, as a separate service with different products, on our leather cleaning page. Send a photo and we will tell you which you have, because a lot of what gets called leather is not.
Most customers book more than one. Same crews, same standards, one invoice.
We stay until it's right
Our cleaners don't leave until you're happy with the work. For end of lease cleans, if you're not satisfied and tell us within 72 hours, we come back and re-clean.
Send a photo of the piece and a photo of the care tag under a cushion. You will get a price per piece, the method we would use on your fabric, and a straight read on any marks you are worried about.
