Booked to a date
Locked in against your programme, with crew size set to the window rather than the other way around.
The handover date does not move when the trades run late. The final clean absorbs every delay upstream of it, then gets judged on a walkthrough with a torch. Residential builds, fitouts, commercial projects and multi-unit handovers, across seven regions.
Rough, builders and sparkle stages scoped separately, with dust vacuumed and wiped rather than swept or blown around. We work seven days, 6am to 10pm, and quote after a site walkthrough.
Three different jobs at three different points in the programme. Lumping them into one number satisfies nobody.
Rough clean. During construction, once the messy trades are through. Debris, packaging, offcuts and loose fixings cleared so the next trade can work safely.
Builders clean. After the trades finish, and this is the long one. Every surface, inside every cupboard, glass, tracks, protective film, stickers, paint splatter and grout haze.
Sparkle. Immediately before the walkthrough. Fingerprints, final glass and the marks that appeared while the last trades were tidying up.
For sheds and industrial handovers see warehouse and industrial cleaning. For a tenancy going back to a landlord rather than a new build, see end of lease cleaning.
At the end, which is why it gets squeezed. We plan for that, seven days a week from 6am to 10pm.
Locked in against your programme, with crew size set to the window rather than the other way around.
Programmes slip. We hold the slot and re-crew, using early starts, evenings and weekends inside our hours.
Multi-unit and staged handovers cleaned building by building as each one comes off the programme.
You should not be finding our misses on the same walkthrough as the client.

Which stage, which areas, and what condition the site will be in when we arrive.
Step 02
Our supervisor walks it with a torch before you do, in the same light the client will use.
Step 03
Photographs by area, plus a list of damage and defects we found that are not ours.
Step 04
Anything you flag gets fixed before the walkthrough rather than after it.
The long stage, set out in writing so nothing is assumed either way.
Blades are never used on glass. A scratched pane costs more than the clean and cannot be undone.
Lodged ahead of the first day, not at the gate.
Fine dust is the whole job on a builders clean, and what it does after you disturb it depends on the air it lands in.
We schedule the sparkle stage as close to the walkthrough as your programme allows, for exactly this reason.
Four things that decide whether the last job on the programme saves a handover or sinks one.
A broom or a blower lifts fine dust into the air, and it settles straight back onto the surfaces you just cleaned.
We vacuum and wipe instead, so the dust leaves the building rather than moving around inside it. Silica dust extraction from cutting and grinding is part of the builders clean when your site needs it, quoted with the stage.
Rough, builders and sparkle are different jobs with different hours. Quoting them as one number is how a builders clean gets done to rough clean depth and fails at walkthrough.
You see each stage on its own line. Book one, two or all three, and know exactly what each covers before the programme starts moving.
Waterproofing reworks, late joinery and a failed inspection all land on the last trade in the sequence, which is us.
We hold the slot and re-crew, using early mornings from 6am, evenings until 10pm and weekends to catch up.
Our crews are the last people through before your client, working in empty rooms with good light. They see everything, including things that have nothing to do with cleaning.
You get photographs by area, plus a list of damage and defects that are not cleaning issues. Fixing those before the walkthrough costs far less than arguing about them later.
The cleaner is the last trade on site and the first one blamed. The difference is whether there is a record of what the rooms looked like.
Your settlement date depends on this going right.
Four steps, each stage on its own line.
Stage, floor area, glazing and the condition we should expect.
Rough, builders and sparkle each quoted on their own line.
SWMS pack, dust control method and your site induction.
Self-checked, then photographed by area with a defects list.
Condition at arrival matters more than floor area. A site handed over swept and free of debris is a different job from one with packaging still in the rooms. A builders clean on a site that never had a rough clean takes much longer.
Multi-unit and staged projects are quoted as one program, so the terms hold across every handover.
Booked alongside the stages, not discovered on the day.
Render splatter and film on the outside face. Window cleaning →
Concrete wash, mortar splash and site mud. Pressure washing →
First vacuum and mark removal after install. Carpet cleaning →
Haze removal on new tiling. Tile & grout →
Site sheds, lunchrooms and toilets during the build.

A rough clean happens during construction, clearing debris, packaging and offcuts so the next trade can work. A builders or final clean happens after the trades finish and covers every surface, inside every cupboard, glass, tracks, film, stickers and haze. They are different jobs, which is why we quote them separately.
It depends most on the condition at arrival, then on size and finish. We give you crew hours with the quote after the walkthrough, so you can plan the programme around them.
Yes, and that is most of what a builders clean is. Paint splatter, render, adhesive, silicone smears and grout haze come off with the right solvents and technique, and we never use blades on glass.
Yes. Silica dust extraction is offered as part of the builders clean, using extraction and wet methods rather than a broom or a blower, and it is quoted with the stage once we have walked the site.
Yes for the rough stage, which is designed for that. The builders and sparkle stages need the trades finished, and we will tell you if a date is too early rather than take the booking.
We hold the slot and re-crew. We work seven days from 6am to 10pm, so early starts, evenings and weekends help catch up when the programme slips.
Safe Work Method Statements for each task, a dust control method, a site-specific risk assessment and Safety Data Sheets, all lodged before we arrive. Every crew member completes your site induction before first entry.
We stay until it's right
Our cleaners don't leave until you're happy with the work. For end of lease cleans, if you're not satisfied and tell us within 72 hours, we come back and re-clean.
Tell us about the project and we will arrange a walkthrough and a free quote by stage.
