In WA the outgoing inspection is measured against one document, the property condition report, and against what you can show you did.
We clean to that report, not to a generic checklist. You get an itemised scope before we start, dated photos of every room after, and a tax invoice you can hand to the property manager.
Every WA tenancy starts with a property condition report. The landlord fills it in and gives you copies when you move in, and you have seven days to mark it up and send one back.
If you do not return it, you are taken to accept the report as an accurate description of the property. Whatever it says becomes the standard you are measured against when you leave.
At the end, the landlord does an outgoing inspection and records the condition again. You are entitled to a reasonable chance to be there, and Consumer Protection WA suggests both sides take dated photos.
So the job is not to make the place look good. It is to put it back to what that first report described, allowing for fair wear and tear.
Step 01
Email us the ingoing report and your agent's vacate list if they sent one. We work from your documents, not a template.
Step 02
You see every item we will do and every item we will not, with the price fixed before anyone turns up.
Step 03
Booked after the removalists, so nothing gets walked back through. Carpets and windows done in the same visit if you add them.
Step 04
Dated photos of each area and a tax invoice, both in your inbox the same day.
Agreed item by item before we start, so there is no debate about what was included.
In WA, quite possibly yes. Many leases carry an additional term requiring the tenant to have the carpets professionally cleaned and to hand over a receipt.
Additional terms hold as long as both sides agreed to them and they do not conflict with the Residential Tenancies Act. Read the additional terms in your own lease rather than assuming.
If your lease has the clause, the receipt is what protects you, not just the state of the carpet. We give you one with the clean.
Evidence, not opinion. A tenant with an invoice and dated photos is in a different position to a tenant with a clean house and nothing on paper.
The ingoing and outgoing reports are compared side by side. A clear difference in cleanliness, beyond fair wear and tear, is what a cleaning claim rests on.
If the lease asked for professional cleaning and there is no receipt, that gap is hard to argue around later.
Dated photos of each area and a tax invoice are exactly the kind of record a dispute turns on. The clean is half of it, and being able to show the clean is the other half.
In WA the bond is held by the Bond Administrator, not by the agent. It is paid out once the release is agreed or the dispute is decided.
If the landlord and tenant agree, the release goes through. If they do not, the claim has to be backed by evidence, and the time to put your case together is short.
That is much easier if the photos and the invoice already exist. Consumer Protection WA sets out the current dispute steps on its website.
Four kinds of move we see most.
Keys are due back on a fixed day and the removalists run late. We book for the afternoon after the truck leaves, so the place is empty when we start.
You cannot pop back to check a missed item from Melbourne. The scope, the photos and the invoice all go to you by email, so the handover works from anywhere.
Turning a place around between tenancies, with the outgoing report and the incoming one lining up. Same scope, invoiced to the agency.
Handing back an office or a shop at the end of a lease term. Scoped against the make good clause rather than a residential checklist.
Six reasons, one line each.
On the property and its state, quoted in writing before anyone starts. Here is what moves the number.
Bedrooms, bathrooms, and whether there is a study, a garage, a store room or a second living area. Bathrooms move the price more than bedrooms do.
How long the tenancy ran, whether there were pets, and how bad the oven and the showers are. A four year tenancy is not a twelve month one.
Carpet cleaning, external windows, walls washed rather than spot cleaned, blinds. Each is a separate line, never folded in and charged later.
Tell us the bedrooms, bathrooms and roughly how long you were there. A written quote comes back the same day, and the figure holds unless the scope changes.
Same day, same team, one set of paperwork at the end.
The one your lease's carpet clause probably asks for, with the receipt to match. Carpet cleaning
Glass, frames and tracks outside, where the Perth salt film sits. Window cleaning
Cavity, racks, trays and door glass stripped back. Oven cleaning
Bathroom and laundry grout lines brought back where a scrub will not do it. Tile and grout
Outside areas on the condition report, with the WA water rules checked first. Pressure washing
If a winter in a closed-up house left marks on sills or ceilings. Mould cleaning
The Perth metro area, from Joondalup to Rockingham, and Mandurah. Send your suburb if it is not on the list and we will confirm the same day.
Coastal salt air and beach sand impact properties heavily here. Window tracks, exterior glass, and flyscreens need regular washing to stop salt corrosion.
A mix of commercial high rises, character homes, and modern units. Jarrah floor care and delicate limestone work are common across these areas.
Large family properties and industrial facilities. Paved alfresco spaces and bore reticulation mean pressure washing is regularly booked alongside a house clean.
Both, and end of lease cleaning too. Vacate clean is what most WA agents say, and bond clean is what people type when they are thinking about the money. It is the same service.
No. The agent or landlord decides what is claimed, and your bond also covers rent, damage and anything else in the agreement. What we stand behind is the clean: if you're not satisfied with an end of lease clean and tell us within 72 hours, we come back and re-clean.
The Act does not, but your lease might. Consumer Protection WA asks you to leave the place in a similar condition to when you moved in, allowing for fair wear and tear. Many WA leases then add a term requiring professional carpet cleaning and a receipt, so read yours.
If the lease requires professional carpet cleaning and you cannot show it was done, the landlord can claim the cost from the bond. The receipt is what closes that off.
No. Leave a key or a lockbox code and we send the photos and invoice when we finish. Do try to attend the final inspection though, because you are entitled to a reasonable chance to be there.
After the removalists and before the final inspection, usually the day you hand the keys back or the day before. Book a week or two out, because the end of the month fills up first. For an urgent bond clean, call our 24-hour emergency line on 0483 982 111.
A disputed claim is decided on the evidence, so our dated photos and invoice are worth keeping. Consumer Protection WA explains the current steps and time limits for a bond dispute.
No, it is quoted as its own line so you can see it on the quote. Book it with the clean and it happens in the same visit.
Most customers book more than one. Same crews, same standards, one invoice.
We stay until it's right
Our cleaners don't leave until you're happy with the work. For end of lease cleans, if you're not satisfied and tell us within 72 hours, we come back and re-clean.
Send the bedrooms, bathrooms, your key handover date and the ingoing condition report if you have it. A written scope and price come back the same day.
