Pressure Washing in Melbourne

Pressure Washing Services in Melbourne

That black film on your driveway is alive. Algae and lichen get into the pores of the concrete, and pressure alone only removes what you can see. By August it can look the same as it did last year.

So we treat it first, then wash. Render and decking get a soft wash, because high pressure damages both permanently. A standard driveway is $205 including GST.

  • Treated before washing, so it stays clean longer

Why does a clean driveway go black again so fast?

Because the black is biological. Algae, lichen and moss take hold in the pores of concrete, and long wet Melbourne winters give them time to do it.

Cleaning a driveway looks like a one step job. It is really two, and the order decides how long the result lasts.

High pressure blasts off what you can see. The growth in the surface survives, and it can be back within a season.

Treatment first is the whole difference. A biocide kills the growth, then the wash removes it, and the surface stays clean far longer for the same visit.

Driveways, paths and walls. Decking, fences and commercial hardstand too. For interior tiled areas see tile and grout cleaning in Melbourne.

High pressure or soft wash?

Using the wrong one on the wrong surface is permanent.

Where pressure cleaning suits

Concrete driveways, paths and exposed aggregate. Commercial hardstand and brick paving as well. Hard, solid and not coated.

Soft wash only

Render, painted walls and timber decking. Cladding and fencing as well. Low pressure with the chemistry doing the work.

Bluestone, carefully

Melbourne is full of it. Bluestone takes pressure but not acid, and old lime mortar joints will blow out under a turbo nozzle.

High pressure on render forces water behind the finish. On decking it raises the grain and gouges the soft timber between the grain lines. Neither of those comes back.

How does a wash actually run?

The order matters more than the machine.

  1. Step 01

    Surface identified

Concrete, render, timber or tile. That decides the pressure before anything is switched on.

  2. Step 02

    Treated and left to work

A biocide goes down and gets dwell time. Skipping this is why a wash can fail by winter.

  3. Step 03

    Washed and rinsed

Even passes so there are no stripes. We watch the runoff, because grains of sand in it mean the pressure is too high.

  4. Step 04

    Photographed

Before and after on each area, sent to you after the job, so you can see what changed.

Why do Melbourne surfaces go green?

Long wet winters and low winter sun. Together they make this city very good at growing things on concrete.

  • Long wet winters. Hard surfaces stay damp for weeks at a time, which is exactly what algae and moss need
  • South facing surfaces. Anything that misses the winter sun stays wet longest and goes green first, usually the south side path
  • Bayside salt. Salt film through the bay suburbs holds moisture against the surface and speeds the whole process up

Late spring is the best time to book. The growth from winter is at its peak and the surface has months of dry weather ahead of it.

Why do exterior washes fail by winter?

Three things worth knowing before you book.

Nothing was treated first

The black on concrete is algae and lichen living in the surface, not dirt sitting on it. Pressure removes what you can see and leaves the growth behind. A biocide with proper dwell time before washing is what keeps it away longer.

The wrong pressure on the wrong surface

High pressure on render forces water in behind the finish, and on timber decking it raises the grain. Neither is reversible. Render, paint and timber get low pressure with chemistry instead.

Bluestone joints blown out

Bluestone paths, edging, steps and walls are common across Melbourne. The stone takes pressure, but old lime mortar between it does not. We watch the runoff, because grains of sand in it mean the pressure is too high.

What do Melbourne customers ask about pressure washing?

How much does pressure washing cost in Melbourne?

Up to 20 square metres is $185 including GST, and a standard driveway is $205. Larger areas run $255, $335 and $440 across the size bands. A full house exterior soft wash starts at $440, and every price includes the treatment step.

Why does my driveway go black again so quickly?

Because the black is algae and lichen living in the concrete rather than dirt sitting on it. Pressure alone removes what you can see and leaves the growth behind. Long wet Melbourne winters give it time to return, which is why treatment before washing matters so much.

Can you pressure wash my render or my deck?

Not with high pressure, and we will not do it if asked. Pressure forces water in behind render and raises the grain on timber decking, and neither is reversible. Both get a soft wash instead, which is low pressure with the chemistry doing the work.

What about bluestone paths and heritage walls?

We clean them, carefully. Bluestone itself is tough and handles pressure, but the old lime mortar between it does not. We use the lowest pressure that works and check the joints as we go.

When is the best time to book?

Late spring, once the winter growth is at its peak and the surface has dry months ahead. Booking in autumn means the surface goes into the wet season looking good and comes out of it looking the same as before.

Do you clean gutters, roofs and solar panels?

Yes. Gutter cleaning, roof soft washing and solar panel cleaning are quoted separately, from a photo or a quick look. A roof gets the same low pressure soft wash as render, never a high pressure blast.

What do you need from me on the day?

An outdoor tap and a power point we can use. Our machines run off your water and power, so tell us at quote stage if either is hard to reach.

Will the runoff hurt my garden?

We direct it away from beds and drains, and we tell you where it is going before we start. Plants close to a treated area get rinsed and covered where needed. Mention anything sensitive at quote stage so it is planned rather than handled on the day.

We stay until it's right

Our cleaners don't leave until you're happy with the work. For end of lease cleans, if you're not satisfied and tell us within 72 hours, we come back and re-clean.
