Rough clean
While trades are still on site. Bagged rubbish, packaging and loose debris cleared within the agreed scope, floors swept and access kept clear for the finishing trades.
A finished build still looks unfinished until the dust, film and marks are gone. Fine dust settles back more than once before it stops, so one pass the day before handover rarely holds.
We clean in stages: a rough clean, the builders clean once the trades are out, then a final detail pass. Silica dust extraction, paint and grout haze, sticker residue off glass, cabinetry inside and out, all booked to your handover date.
Dust off agreed surfaces, then wet areas, cabinetry, glass and floors.
Ledges, frames, cabinetry inside and out, wet areas, fittings, internal glass and floors. Stickers and protective film come off new glazing where the glass allows.
The scope is set against the actual stage. A two-storey new build and a heritage shop refit are different jobs, so we walk the site before quoting.
One-off or staged, not an ongoing contract. An operating workplace needs office cleaning, and handing back a tenancy is end of lease cleaning.
Not every project needs all three. We tell you which ones yours does at the walkthrough.
While trades are still on site. Bagged rubbish, packaging and loose debris cleared within the agreed scope, floors swept and access kept clear for the finishing trades.
The main clean once the last trade is out. Dust removed from agreed surfaces, then wet areas, cabinetry, fittings, glass and floors in order.
A shorter pass close to the inspection or client walkthrough, for prints, re-settled dust and anything the last fittings left behind.
Our hours are 6am to 10pm, seven days, and the clean is planned around your trades.
From 6am, so a stage can be finished before trades arrive or before a morning inspection.
A clean that starts once the site empties and finishes by 10pm, so the next trade walks into a clean space.
Saturday and Sunday work when the site is quiet and a handover date is close.
You can follow each stage, even on the days you are on another site.

Anything missed is sorted before your inspection where the program allows.
Every project gets a written scope before we start, confirmed at the walkthrough. Some items depend on the surface and its condition, and we say which ones before we quote.
Bagged rubbish, packaging and light debris are removed within the agreed scope. Regulated, hazardous and trade waste is not part of a builders clean and stays with the site's waste contractor.
Three conditions shape how a handover clean is staged.
Four things that decide whether handover passes the first time.
Construction dust is finer and more abrasive than household dust. It settles into tracks, ledges and vents, then drops again after the first wipe.
Wiped dry, it can scratch new finishes, so it takes several passes and the right method.
Silica dust extraction is part of our builders clean, priced in the scope and done within the site's own dust controls. Regulated and trade waste and skip bins stay with the builder and the site's own contractors.
On anything bigger than a single renovation, a rough clean, a builders clean and a detail pass usually works best. Smaller jobs often need two stages, not three.
Book the walkthrough early and confirm the date once the last trades are locked in. Tell us the handover date and we build the schedule back from it.
A crew that works to your program and a scope you can check.
There is no rate card for construction cleans. Every project is quoted after a walkthrough.
We look at the stage, floor area, surfaces, access and the trades still to come.
A scope for each stage you need, and a fixed price against it.
We hold a slot against your handover date and confirm it as the last trades finish.
The crew works to the scope and you get photos of the areas cleaned.
What moves the number: floor area, build type, finish level, how many stages you need, how much glass there is, site condition and access. Extra work after trades return is quoted separately, so the handover price stays fixed.
Priced separately and scheduled into the same visit where the program allows.

New builds, renovations, extensions and commercial fit-outs across metropolitan Adelaide. Tell us where the project is when you request a walkthrough.
We service everything from CBD apartments to classic bluestone and sandstone villas. Older period homes trap dust on picture rails, high skirting boards, and ceiling roses. We target these exact spots during our visits.
We clean coastal properties and classic brick veneer homes. Salt air blowing off the Gulf leaves a sticky film on glass and jams up window tracks. We dedicate extra time to scrubbing these frames and windows so they slide perfectly.
We cover the newer estates out on the plains and the older stone properties up in the Hills. Spring pollen hits the Adelaide Hills hard. We recommend booking window and vent cleaning early in the season to keep allergens outside.
Dust removed from agreed surfaces, cabinetry inside and out, wet areas, fittings, internal glass and floors, plus stickers and film on new windows where the glass allows. The exact list is written into your scope at the walkthrough.
Regular cleaning keeps an operating building clean week to week. A builders clean is a one-off or staged job that removes what the build left: fine dust, grout haze, paint marks, film and adhesive.
Yes. A common split is a rough clean during the build, a builders clean once trades finish, and a detail pass before handover. We tell you which stages your project needs.
Bagged rubbish, packaging and light debris go within the agreed scope. Regulated, hazardous and trade waste stays with the site's waste contractor.
Yes. Silica dust extraction is part of our builders clean and is priced in your written scope. Settled dust from cutting or grinding is extracted rather than swept, so it is not put back into the air, and we work within the site's dust controls.
Yes. Shining Services carries $10 million public liability insurance. Tell us at the walkthrough if your contract needs anything specific before we come on site.
Between 6am and 10pm, seven days. Early starts suit a morning inspection, and evening work suits a site that is busy with trades during the day.
Project type, approximate floor area, current stage, the surfaces installed, access arrangements and the inspection or handover date. With those we can walk the site and price a written scope.
It is quoted after a site walkthrough, with no published rate card. Floor area, stage, surfaces, the number of stages and the handover date all shape it, and the price is fixed before you commit.
