Early morning, before you open
From 6am, finished before the first staff arrive. Suits offices that run late or have evening meetings.
Your floor is packed midweek and quiet on a Friday, so a contract that cleans every day the same way is paying for the wrong things. We clean offices before your team arrives, from 6am, or in the evening after close, until 10pm. Single suites through to whole tenancies, in Darwin, Perth, Sydney, Melbourne, Brisbane, Adelaide and Tasmania.
The scope is written task by task, attendance is recorded, and a photo report follows every visit. We quote after a site inspection, with no lock-in.
A written scope of work, task by task, with a frequency against each line. Not a vague promise to keep the place tidy.
That scope is what you are buying, what we are measured against, and what a dispute gets settled by. If a quote arrives without one, there is nothing to hold anybody to.
We keep the same crew on your site wherever we can. They learn your floor, your access and your priorities instead of starting over each visit.
Base schedule plus periodic work. The regular visits cover amenities, kitchens, floors and touch points. Carpets, hard floor maintenance, windows and high-level dusting sit on a separate periodic cycle.
Some sites have their own requirements. See medical centre cleaning, childcare cleaning or restaurant and cafe cleaning.
Seven days, 6am to 10pm, around your trading hours rather than ours.
From 6am, finished before the first staff arrive. Suits offices that run late or have evening meetings.
Once the floor empties, finished by 10pm. The usual choice for offices that close at a standard hour.
Monthly and quarterly work, plus callouts within our hours for spills and post-event cleans.
Cleaning is bought on trust because nobody watches it happen. Here is how you check.
Contact usStep 01
Who attended and when, logged against your site every visit.
Step 02
The agreed task list, in a set order, not a cleaner's own judgement.
Step 03
Before and after shots, what was done, and anything we found on site.
Step 04
Comment on the report and it gets put right, with confirmation back to you.
The standard base scope. Yours is adjusted at the site inspection and issued in writing.
Anything not on the scope is not assumed. If you want it done, it goes on the list and into the quote.
Available before you sign anything.
Ask for anything else your procurement process needs at the site inspection and we will tell you what we can supply.
Hybrid work did not reduce office cleaning. It moved it onto the busiest days.
Most offices are fullest from Tuesday to Thursday, and the kitchens and washrooms show it. A contract that cleans Friday the same as Wednesday pays for a near-empty floor.
We ask how your week actually runs before proposing a schedule, rather than defaulting to five visits. Weighting the scope to your busy days often gets a better result for the same spend.
Four things that decide whether a contract holds or gets retendered.
A flat schedule ignores which days your building is busy. We weight the scope to those days, which usually means better amenities midweek.
That is a budget conversation as much as a cleaning one, and we have it at the site inspection.
Nobody from your organisation is on site when the cleaning happens, before opening or after close. That is why commercial cleaning gets disputed so often.
You get a record of who attended and when, plus a photo report of the work. When a complaint lands on your desk, you can check rather than take anybody's word for it.
Every task and its frequency is written down before the first visit. Anything not on the list is not assumed done.
Safe Work Method Statements and Safety Data Sheets for everything that comes on site are part of the pack.
Crews work in Darwin, Perth, Sydney, Melbourne, Brisbane, Adelaide and Tasmania rather than being sent from one city.
That keeps early-morning starts and same-week periodic work realistic rather than a line in a tender document.
Nobody retenders a cleaning contract over dust. They retender because complaints kept arriving and nobody could prove what happened.
You are accountable for this spend internally. Here is what backs it.
Four steps, usually inside a week. No obligation.
Floor area, surfaces, amenities and access times.
A task-by-task scope with frequencies, and a fixed price against it.
Keys, alarm codes, SWMS and reporting contacts.
Scheduled visits with recorded attendance and a photo report.
We quote office cleaning after a site inspection. Price depends on floor area, surface mix, amenity count, access times and how many visits you need each week.
Periodic work is quoted separately so you can see what sits inside the regular visits.
Scheduled through the year so it is budgeted rather than sprung on you.

Yes. Most office contracts run in the evening after close, finishing by 10pm, or early in the morning from 6am before staff arrive. Alarm codes, lift access and building rules are set up before the first visit.
Attendance is recorded against your site every visit, showing who came and when. You also get a photo report of the work, so when a complaint reaches you, you can check the record.
No. You can change frequency or add periodic work as your office changes. We would rather keep the contract because the work holds up than because the paperwork traps you.
We quote after a site inspection, because floor area, amenities, access times and visit frequency all change the job. You get a written scope and a fixed price against it.
Yes, and it should. If your office is busiest midweek, weighting the scope to those days often gets a better result for the same spend.
Comment on the photo report and it is put right on the next visit. Our cleaners don't leave until you're happy with the work.
We stay until it's right
