Rough clean
Debris, offcuts and bulk dust removed while trades are still working. It keeps the site tidy and stops dust grinding into finished surfaces.
Construction dust keeps falling for days after the last trade leaves, so one clean a week before handover rarely holds. We quote the stages separately: rough clean, builders clean, then a sparkle the day before your inspection.
Dust is vacuumed and wet wiped rather than dry swept, and the sparkle is booked against your practical completion date. We work seven days, between 6am and 10pm.
Three separate jobs that often get sold as one: a rough clean while trades are on site, a builders clean once they finish, and a sparkle before your inspection.
Fine plaster dust is the whole problem. It hangs in the air and settles again after every pass, which is why a single clean a week out rarely survives to handover.
Dust does not get dry swept or blown. That puts it back in the air and onto surfaces you have already paid to clean.
New sheds and warehouses are scoped the same way. See warehouse and industrial cleaning in Melbourne, or window cleaning for glass only.
Priced apart so you only buy the ones your job needs.

The main pass once trades are off. Film and stickers off, splatter removed and fine dust lifted from every room. Silica dust extraction can be quoted into it.
The day before your inspection. Glass, tracks, tapware and touch points brought back after the dust that has settled since.
Plenty of jobs only need the last two, and some only need the sparkle. The quote says which stages it covers.
Your practical completion date does not move, so neither does ours.

The sparkle is booked against your practical completion date rather than a rough week.
Step 02
More people for fewer days when the date is tight.
Step 03
We check it the way your building surveyor will: glass, tracks, tapware and edges.
Step 04
A room by room photo record on the day, so a defect raised later can be checked against it.
Four areas, with the stages set out separately in the written scope.
We do not scrape glass with blades. Paint or adhesive stuck to toughened glass is removed without blades or left for your trades, and the scope says which. Cutting, grinding and anything that creates new dust stays with your trades; if a trade returns after our sparkle, the room needs another pass and we will tell you.
Sent with the quote rather than after you sign.
Dry sweeping and blowing put fine dust back into the air. The method is written into the scope rather than left to the day.
Volume, access and weather all push on the handover date.
A clean booked for the right week and the wrong day is a clean you pay for twice.
Three things worth knowing before you book one.
Fine plaster dust settles again after every clean, so a single visit booked a week before handover has often lost its finish by inspection day. Splitting the work into a builders clean and a day-before sparkle stops the short-notice return visits.
Render splatter and sticker adhesive on windows, and plaster dust in tracks, are among the first things a surveyor checks. They get the most time on every job, and we walk the property the way your surveyor will before we leave.
Wet months mean boots track mud through finished rooms right up to inspection. We book the sparkle against your practical completion date and hold that slot when the rest of the program moves.
Your settlement date depends on this. Here is what sits behind it.
Four steps, and the stages stay separate throughout.
Stage of build, floor area and glass count, plus wet areas and how much dust remains.
Rough, builders and sparkle priced separately so you can take one, two or all three.
Booked against your practical completion date, with the crew sized to hit it.
Walked the way a surveyor would, then photographed room by room on the day.
Builders cleans are quoted after a walkthrough, not from a rate card. Glass count, wet areas and how much dust remains drive the hours far more than floor area does.
Quoted with the clean rather than chased afterwards.

New homes, townhouses and apartments, plus fitouts and industrial builds across metropolitan Melbourne. Running a staged handover? Request a walkthrough and we will schedule the run together.
Victorian and Edwardian terraces, weatherboards, and converted warehouses where winter condensation and older timber floors shape the work.
High-rise apartment towers alongside heritage family homes where building access windows and owners corporation rules decide the schedule.
Family homes on large blocks where ducted heating registers, large floor plans, and outdoor paving are regularly booked together.
We quote after a walkthrough rather than from a rate card. Glass count, wet areas and how much dust is still coming set the hours, and each stage is priced separately.
A builders clean is the main pass once trades are off site: film off, splatter removed and fine dust lifted. The final sparkle is a lighter pass the day before inspection for the dust that has settled since.
Yes, along with the adhesive underneath, on windows, appliances, tapware and joinery. It is included in the builders clean.
We do not use blades on glass. Paint or adhesive stuck to toughened glass is either removed without blades or left for your trades, and we agree which at the walkthrough.
By vacuuming and wet wiping, never dry sweeping or blowing. Dry methods put fine dust back into the air and onto surfaces you have already paid to clean. Silica dust extraction is offered as part of the builders clean and quoted at the walkthrough.
Yes. The sparkle sits the day before your inspection, and we size the crew to hit the date. Give us the date at quote stage.
Yes. Homes in the same estate are grouped so travel does not eat into the hours, and the run is scheduled against your settlement dates.

Seven days, between 6am and 10pm. On a live site we fit around your trades and site rules, which we confirm at the walkthrough.
