Pressure Washing in Adelaide for Driveways, Concrete and Commercial Sites

Pressure washing is easy to get wrong. Too much pressure strips the sand from paver joints and etches soft concrete permanently.

So the pressure gets matched to the surface, and some jobs need soft washing instead. A standard driveway is $179, areas start at $160, and a full house exterior wash starts at $385.

  • Rotary surface cleaners that wash evenly, with no tiger striping
  • Hot water and degreasers for stubborn oil and fuel stains
  • Soft washing for render, decking and brick

Which outdoor surfaces can be pressure washed?

The pressure that clears a concrete driveway will strip the sand out of paver joints and etch soft render.

So the machine gets matched to the surface, and some jobs need soft washing instead. We wash concrete, pavers, decking, patios, render and shopfront surrounds for homes, strata common areas and commercial sites.

Gutters, roofs and solar panels are quoted separately. We also clean out gutters, soft wash roofs and clean solar panels, each priced once we know the roof and the access. Indoor tile is tile and grout cleaning, and glass is window cleaning.

When do Adelaide properties usually book a pressure wash?

Pick a schedule that fits your property, your foot traffic and when vehicles need access.

Seasonal resets at home

Booked in spring or autumn to wash off winter moss, garden mud and summer dust. It keeps entries bright and stops pavers going slick when wet.

Commercial sites outside trading hours

Booked from 6am before opening, or in the evening until 10pm, for car parks, drive-through lanes and loading docks. Customer parking stays open during business hours.

Regular strata and shared path visits

Recurring visits for apartment walkways, common stairs and bin areas. Grease and algae never get the chance to build up.

How does a pressure washing job run?

Four steps that protect the area around the surface and leave an even finish.

Contact us
  1. Step 01

    Surface check and drain prep

We check the surface material, note any existing cracks, find the water supply, and cover nearby stormwater drains.

  2. Step 02

    Pre-treatment

Detergent goes onto motor oil, grease spots and heavy mildew so it can break them down before any pressure is applied.

  3. Step 03

    Rotary surface washing

A flat-surface cleaner keeps the spray at a set height, so the slab is washed evenly without tiger stripes.

  4. Step 04

    Edge rinse and inspection

We wand-clean tight corners, rinse loose silt to a collection point and inspect the surface with you. Our cleaners don't leave until you're happy with the work.

What is included in a pressure wash?

Every booking gets a written scope at the quote stage. This is the standard checklist.

Driveways and concrete

  • Driveways, carports and garage slabs
  • Oil spots and fluid drips degreased
  • Tyre marks and rubber lifted
  • Expansion joints cleared of weeds
  • Perimeter edges wand-washed

Pavers, patios and paths

  • Clay, concrete and brick pavers
  • Sandstone and limestone at gentle pressure
  • Moss and algae off shaded paths
  • Chewing gum off entrance paths
  • Patios and barbecue slabs degreased

Commercial grounds

  • Car parks and basement bays
  • Loading docks and forklift lanes
  • Bin areas washed down
  • Shopfront entries and walkways
  • Ground-level facade washdowns

Adelaide extras

  • Drain grates covered during washdown
  • Red summer dust off walls and fences
  • Salt film off beachside balustrades
  • Bore water crusts on low masonry
  • Hard water marks on entry paths

What does Adelaide's weather do to outdoor surfaces?

Three conditions drive most pressure washing work here.

  • Summer dust. Red dust settles on driveways and paving in the hot, dry months, then the first rain turns it into a film that sets hard.
  • Winter moss and algae. Shaded paths and south-facing paving go green through the wet winter, and that is a real slip risk.
  • Coastal salt. Salt film on rendered walls and fencing near the coast dries out the surface and holds grime.

What should you ask before booking pressure washing in Adelaide?

Useful whether or not you book us.

Is high pressure safe on my surface?

Not always, and this is where damage happens. Concrete and brick paving take pressure well, while rendered walls, painted timber and old mortar do not.

Too much pressure strips render, forces water behind cladding and blasts sand out of paver joints. Soft washing uses low pressure and a cleaning solution instead, so tell us the surface before we quote.

Will the stain come out or is it permanent?

Dirt, moss, lichen and general grey come off. Oil that has soaked into porous concrete has changed the slab, and rust or leaf tannin marks often lighten rather than disappear.

Send a photo of the worst patch with your enquiry and you get an honest answer before anyone turns up.

What happens to the run-off?

In Adelaide it usually heads for a stormwater drain, and detergent and loosened grime should not go straight down it.

We cover nearby drains and control where the water runs, so it does not end up in a neighbour's yard or a garden bed.

Is it priced by area or by the hour?

By area, which protects you when a surface turns out worse than it looked. The bands are in the price table below.

Measure roughly before you call. On an hourly rate, a badly soiled driveway is how a small job becomes an open bill.

Clean concrete looks fresh, but the right pressure is what stops permanent etching.

Which Adelaide suburbs do we pressure wash in?

Homes, strata sites and commercial properties across metropolitan Adelaide. Request a quote with your surface types and rough square metres.

City and inner east

  • Adelaide CBD
  • North Adelaide
  • Kent Town
  • Norwood
  • Unley
  • Burnside
  • Prospect
  • Walkerville

We service everything from CBD apartments to classic bluestone and sandstone villas. Older period homes trap dust on picture rails, high skirting boards, and ceiling roses. We target these exact spots during our visits.

West and coastal

  • Ashford
  • Marleston
  • Glenelg
  • Henley Beach
  • Semaphore
  • West Lakes
  • Port Adelaide

We clean coastal properties and classic brick veneer homes. Salt air blowing off the Gulf leaves a sticky film on glass and jams up window tracks. We dedicate extra time to scrubbing these frames and windows so they slide perfectly.

North, south and the Hills

  • Salisbury
  • Elizabeth
  • Gawler
  • Mawson Lakes
  • Modbury
  • Marion
  • Morphett Vale
  • Noarlunga
  • Stirling
  • Aldgate
  • Mount Barker

We cover the newer estates out on the plains and the older stone properties up in the Hills. Spring pollen hits the Adelaide Hills hard. We recommend booking window and vent cleaning early in the season to keep allergens outside.

What do Adelaide property owners ask before a pressure wash?

What is the difference between pressure washing and soft washing?

Pressure washing uses a high-velocity stream to strip dirt from dense materials like concrete and exposed aggregate. Soft washing uses low pressure with a cleaning solution for render, painted weatherboards and timber.

Can pressure cleaning remove old engine oil stains from driveways?

Fresh oil marks usually come out completely with degreaser and hot water. Oil that has soaked into porous concrete for months or years lightens a long way, but a faint shadow may remain.

Will pressure cleaning damage my pavers or wash out the sand?

A rotary surface cleaner at the right pressure cleans paver faces without chipping the edges. Some joint sand still washes out, so we recommend sweeping fresh joint sand in once the area dries.

How do you keep wash water out of stormwater drains?

We cover nearby stormwater grates before washing starts and direct the run-off away from them. That keeps sediment, detergent and loosened oil out of the drains.

Do I need to provide water and power?

Yes. We use your outdoor tap and a power point, so we need a standard garden tap with steady mains pressure and a power point we can reach. If your site has low flow, no tap or no outdoor power, tell us when you ask for a quote.

Do you clean gutters, roofs or solar panels?

Yes. Gutter cleaning, roof soft washing and solar panel cleaning are quoted separately, because the price depends on the roof, its height and how we get up there. Send a photo of the roof with your enquiry.

Can you clean commercial car parks?

Yes, including basement and multi-level car parks. We book the work from 6am or in the evening so bays stay open for daytime drivers.

How much does pressure washing cost in Adelaide?

It is charged by area, including GST, from $160 for up to 20 square metres. A standard driveway is $179 and a deck or patio starts at $165, with every band in the table above.

Can you remove bore water stains from concrete and masonry?

Usually. Orange iron stains and white crusts from bore water sprinklers need a mineral remover that dissolves the crust before we rinse, and older stains may lighten rather than vanish.

What other cleaning services do we offer in Adelaide?

Most customers book more than one. Same crews, same standards, one invoice.
