Floors, loading docks, hardstand and amenities across Kewdale, Welshpool, Malaga, Canning Vale, Bibra Lake and the Kwinana corridor. Scheduled around your shifts, from 6am to 10pm, seven days.
Perth's industrial sheds are busy and rarely empty, so the real question is how we work around a site that never stops.
Both of us, at the same time. Under WA's Work Health and Safety Act, your business and ours each hold duties, and neither can hand them to the other.
The law also requires businesses sharing a workplace to consult, cooperate and coordinate. That is why we ask for a pre-start meeting rather than turning up with a mop: who drives what, where the pedestrian route is, which aisles are live, and what happens if a forklift and a scrubber want the same aisle.
We put the outcome of that meeting in the scope document, so the arrangement is written down rather than remembered.
Because a working shed is full of stock, and there is rarely anywhere to move it.
So the job is built around the site as it runs. We clean in aisles and sections rather than whole floors, work the gaps between despatch runs, and use the quieter early morning or evening windows inside our 6am to 10pm day.
A quote based on an empty building has either not seen the building or is about to ask for more money.
Built as a schedule, not a one-off, with daily, weekly and periodic items separated.
Step 01
We look at the floor condition, what gets stored and how the site runs, and ask what the last contractor got wrong. No quote comes out of a phone call about square metres.
Step 02
Traffic separation, live aisles, induction, and what we need to see before we start, including the asbestos register on an older building.
Step 03
Daily, weekly and periodic items split out, so you can see which line is the recurring cost and which is the quarterly deep clean.
Step 04
Every industrial scope needs adjusting. We sit down at three months, cut what nobody needed and add what keeps getting raised.
The question that catches sites out. A washdown area connected to sewer needs a trade waste approval from Water Corporation, and that permit belongs to the site, not the cleaner.
Water Corporation's conditions cover things like an oil and water separator, bunding to keep rainwater out, and the detergents allowed. If washdown water is not going to sewer under a permit, it cannot simply run to stormwater instead, because letting detergent or degreaser into drains from a business is an offence in WA.
So the answer on a yard washdown depends on the containment your site already has. We ask to see your arrangements and tell you what is possible before we price it.
Four boundaries, stated up front.
No racking tops, roof sheets, skylights or high bay fittings. Work at height is a separate trade with its own equipment and planning.
We do not operate your forklifts, order pickers or elevating work platforms. Those need their own licences and training.
No silos, tanks, pits, sumps or grease trap interiors. Confined space entry needs a permit system and a specialist contractor, not a cleaning crew.
If your site produces hazardous dust from cutting stone, concrete or similar materials, cleaning it up is controlled work. We will say so and decline rather than quote it.
On an older building we ask to see the asbestos register. If there is not one, we do not sweep, wash or disturb anything we cannot identify.
A couple of gates, and it is better to find them at quote stage than on the morning.
The first is the asbestos register. Older workplace buildings in WA need one unless no asbestos has been identified, and many of the older sheds in Kewdale, Welshpool and Bibra Lake are of that age.
The second is prequalification. Some resources and large logistics sites only admit contractors registered on their own platform. Tell us which system your site uses at quote stage and we will tell you straight whether we can get through it.
Six reasons, one line each.
No rate card. We quote after a site walk, on what actually moves the number.
Floor area is the easy part. A full racking bay, a live despatch aisle or a short window between shifts can double the labour on the same square metres.
Sealed concrete cleans quickly. Unsealed, pitted or oil-soaked concrete does not, and the first clean on a neglected floor is a bigger job than the schedule that follows, so we quote it separately.
A site with a permitted washdown bay can be washed down. A site without one needs a different method, and that shows in the price.
Send your precinct, rough floor area, shift pattern and whether the site has a washdown bay. We will come and look before putting a number on it.
Usually the office at the front and the concrete out the back.
The front half of the building, on its own schedule. Office cleaning
Hardstand, aprons and bin bays, with runoff planned first. Pressure washing
New sheds and fitouts cleaned at practical completion. Construction cleaning
Reception glass and ground floor frontage. Window cleaning
After a roof leak or a burst line in the office or amenities. Water damage
Multi-unit industrial estates with shared driveways and bins. Strata cleaning
The Perth metro area, from Joondalup to Rockingham, and Mandurah, including the main industrial precincts. Not listed? Send your address and you will hear back the same day.
Coastal salt air and beach sand impact properties heavily here. Window tracks, exterior glass, and flyscreens need regular washing to stop salt corrosion.
A mix of commercial high rises, character homes, and modern units. Jarrah floor care and delicate limestone work are common across these areas.
Large family properties and industrial facilities. Paved alfresco spaces and bore reticulation mean pressure washing is regularly booked alongside a house clean.
Yes, and that is usually the only option. We clean in sections around live aisles, or in the quieter early morning and evening windows between 6am and 10pm. Which suits gets decided at the site walk.
No. We work at ground level only, and work at height goes to a specialist.
It depends on the containment you already have. A washdown to sewer needs the site's trade waste approval, so we check your arrangements first.
It cannot simply go to stormwater instead. We will propose a method that fits what your site can legally do, such as dry sweeping and collecting the waste.
No. We do not operate your plant.
Tell us which system your site runs at quote stage and we will give you a straight answer about whether we can get through it.
A site induction, your traffic management arrangements, and the asbestos register if the building is older.
Mostly the contamination. A logistics shed gives you dust, rubber, shrink wrap and pallet debris, while a factory adds process residue and cutting fluid, which changes the method and the waste question.
We stay until it's right
Our cleaners don't leave until you're happy with the work. For end of lease cleans, if you're not satisfied and tell us within 72 hours, we come back and re-clean.
Send the precinct, rough floor area, your shift pattern and whether the site has a washdown bay. We will walk the floor, agree the safety interface, and give you a scope split into daily, weekly and periodic lines.
