More than about a square metre
That is roughly where WA Health suggests getting professional help beyond a clean. It is where our surface rate stops and remediation starts.
Mould on a Perth wall is almost never just a cleaning problem. It is a moisture problem that shows up as a stain, and scrubbing it off without fixing the water only buys you time.
We clean surface mould the way WA Health describes, from $285 for a small bathroom or surface area. Growth beyond a surface clean gets mould remediation, quoted after an inspection, and we tell you where we think the water is coming from.
Most of Perth's rain falls between June and August, and winter mornings are damp. A closed-up house with the heater on and washing on an airer holds a lot of moisture.
That moisture condenses on the coldest surfaces: window glass, outside walls behind furniture, and bathroom ceilings. Many Perth homes are brick, and heavy walls can stay cool long after the room has warmed.
None of that is a fault in your house. It is why a Perth winter behaves differently from a Perth summer, and why the same wall is fine in February.
It is less dramatic than most of what you will read, and we follow it.
Scrub mould off hard surfaces with detergent and water. The physical scrubbing does the work, not a spray or a mist.
Clean past the edge you can see, because the growth is wider than the stain. Lift the residue with a damp cloth, and do not dry brush it, which just throws spores into the air.
Do not paint over it until the surface is dry, and fix the water at the same time, or the whole job is temporary. WA Health also notes bleach may fade the stain without stopping the mould coming back, so we use detergent.
Step 01
Photos by message, or we come out. We want to see the area, what is behind it and where the water could be getting in.
Step 02
If it is a small surface job, it is our published $285 rate. If it is large, hidden or keeps returning, it is a remediation job, and we quote it after the inspection.
Step 03
Detergent and physical scrubbing out past the visible edge for a surface job. For remediation, the area is sealed off first and affected material dealt with.
Step 04
Written down with the photo report, so you can give it to a plumber, a roofer or your property manager.
WA Health treats small surface mould as something a householder or cleaner can handle, and larger or hidden growth as needing professional help. We do both.
That is roughly where WA Health suggests getting professional help beyond a clean. It is where our surface rate stops and remediation starts.
Mould in more than one place, or behind something you cannot see into, is beyond a surface clean regardless of size. So is anything that keeps coming back after a proper clean.
Mould is hard to remove from porous material like plasterboard, insulation and raw timber, and those items are often not worth saving. We tell you what has to come out, and replacing it is a job for a builder.
Remediation means containing the area and keeping people out of it while the work happens. We plan that at the inspection and price it in the quote.
A surface clean on a job that needs remediation just hands the problem back to you three months later.
Usually not. There is no health-based figure to compare a spore count against, so a test result on its own tells you little.
We do not sell testing. Where a written assessment does earn its keep is a dispute: a rental argument, a strata claim or an insurance matter, and an assessor is the right call there.
Consumer Protection WA has set out where the line usually sits.
Mould caused by a fault, such as a leaking roof, a broken pipe, rising damp or a broken exhaust fan, is generally for the landlord to fix.
Mould caused by not using the bathroom fan or opening windows can fall to the tenant. So can drying clothes inside without ventilation or leaving water to pool.
Consumer Protection WA explains the steps for repair disputes. Your local government's environmental health officers can also look at a mould problem, which gives you a view from someone with no stake in the argument.
Six reasons, one line each.
One published WA rate for small surface jobs, including GST. Anything bigger is quoted after we have seen it.
$285
Surface-level cleaning only, scrubbed past the visible edge.
Quoted
Larger, hidden or into the material. Priced after an inspection.
Carpet drying after a leak, or a full clean of the room afterwards, are separate lines on the quote.
Why is there no price for remediation? The scope depends on how far the growth has gone into the material, not on how large the visible patch looks. Containment and ceilings needing access gear also change the number.
Send a photo and the rough size of the area. We will tell you whether it is the $285 surface clean or an inspection for remediation.
Usually because the same water caused both.
Wet carpet left to sit is how mould starts, so dry it quickly. Water damage
Bathroom grout where the staining has gone into the line itself. Tile and grout
For a room that has been damp, though badly affected carpet is a replacement job. Carpet cleaning
Curtains against a wet window pick it up before the wall does. Curtain cleaning
If you are moving out and the mould is now part of the conversation. End of lease
Surface mould caught every fortnight through winter rarely becomes the big job. House cleaning
The Perth metro area, from Joondalup to Rockingham, and Mandurah. Older homes and coastal suburbs make up most of the calls.
Coastal salt air and beach sand impact properties heavily here. Window tracks, exterior glass, and flyscreens need regular washing to stop salt corrosion.
A mix of commercial high rises, character homes, and modern units. Jarrah floor care and delicate limestone work are common across these areas.
Large family properties and industrial facilities. Paved alfresco spaces and bore reticulation mean pressure washing is regularly booked alongside a house clean.
Mould, in Australia. Mold is the American spelling, and it is the same thing.
That is a question for your doctor, not a cleaner. What we can do is remove the surface growth and tell you where the moisture is coming from.
If the water source is still there, yes. That is how mould works, so the source has to be fixed at the same time, by a plumber, a roofer or an electrician rather than by us.
It will fade the stain, but WA Health notes it does not do much to stop the mould returning. Detergent and physical scrubbing is the better approach.
A small bathroom or surface area is $285 including GST, for surface-level cleaning. Anything larger, hidden or growing into the material is mould remediation, quoted after an inspection.
If it is bigger than about a square metre, spread over several rooms, hidden, or keeps coming back, it needs remediation rather than a surface clean. Send us a photo and we will tell you which side of that line you are on.
It depends where the water came from. A fault such as a leak or a broken fan is generally the landlord's, while not ventilating can fall to the tenant. Consumer Protection WA sets out the detail.
No. If you need a written assessment for a dispute or an insurance claim, that is a different job and an assessor is the right call.
Air movement and less moisture in the room. Run the exhaust fan while you shower and for a while after, open windows when the rain stops, pull furniture off external walls, and dry washing outside or in a vented dryer.
Most customers book more than one. Same crews, same standards, one invoice.
We stay until it's right
Our cleaners don't leave until you're happy with the work. For end of lease cleans, if you're not satisfied and tell us within 72 hours, we come back and re-clean.
Send a photo, the rough size and which room it is in. You will get a written price for a surface clean, or a time to inspect for remediation.
