Pressure Washing in Perth

Driveways, paths, limestone walls, pavers, fencing and commercial car parks, for homes and businesses across the Perth metro area. Roof soft washing, gutter cleaning and solar panel cleaning are quoted on request.

Two things set this job apart in Perth. There are water rules that cover spraying a hard surface, and plenty of older homes have fibro that must never be pressure cleaned. We work to both.

  • We check for older fibro sheeting before quoting
  • Pressure matched to the surface, starting low on limestone
  • Runoff managed, not pushed into the nearest drain
  • Written quote by surface and area, before we start

What do the WA water rules say about it?

WA's water use rules allow spraying a path, paved area or building with a pressure cleaner or a hand-held hose only to the extent the cleaning needs.

Separate rules cover garden bores and sprinkler rosters, and those can change, so we check the current position for your property before the job.

On the day, we use the least water the surface needs and never leave a hose running unattended. If what you are asking for does not sit comfortably inside the rules, we say so before you book.

Why do we check for fibro before we start?

Because many Perth homes built before 1990 contain asbestos cement sheeting, in eaves, fencing, sheds and roofs.

WA Health and WorkSafe WA are clear that high pressure water must never be used on asbestos materials. It erodes the surface and spreads fibres in a slurry across paving, gardens and next door, and cleaning that up is a job for a licensed asbestos removalist.

  • We look at eaves, fencing, sheds and outbuildings before quoting
  • If it reads as asbestos cement, we say so, we do not clean it, and we point you to someone licensed
  • Roofs get a soft wash at low pressure, and only once we know what the sheeting is made of
  • Commercial sites have an asbestos register, and we ask for it rather than guess

What do we clean, and how hard?

The surface sets the pressure, not the other way around.

How does a job run?

Four steps, and the first one decides whether there is a job at all.

Contact us
  1. Step 01

    We look at the surfaces

Photos or a site visit: what it is made of, how old the building is, and whether anything is a material we will not touch.

  2. Step 02

    Quoted by area and surface

Each surface listed with its own figure, so you can drop one and keep the rest. The price holds unless the scope changes.

  3. Step 03

    Test patch, then the work

We start low in a corner you will not notice and bring it up only as far as the surface needs, managing water and runoff as we go.

  4. Step 04

    Photo report

Each area before and after, dated. Useful for a strata committee, a landlord or a builder who needs the record.

Where is the dirty water allowed to go?

This matters most for businesses. In WA, letting sediment, detergent or degreaser run into stormwater drains in the course of business is an offence.

Drains get protected

Grated gullies and stormwater pits near the work area are covered before we start, so the wash water does not go straight into them.

Grime goes onto turf where possible

Washing soil and grime onto lawn or garden lets the grass and topsoil take up the sediment, which is what state guidance suggests for mobile cleaning.

Detergents at the label rate

We use cleaning products only where they are needed, at the rate the manufacturer sets, and rinse with as little water as the job allows.

On a commercial site the question is never just how clean it looks. It is where the water went.

Does high pressure wreck limestone?

It can. Perth uses a lot of limestone: retaining walls, block fencing, paving, and liquid limestone driveways on many newer estates.

Water at excessive pressure is abrasive and can etch soft stone, so we start low, use a wide fan and pH neutral cleaners, and never use acid, bleach or vinegar on it.

There is a test anyone can run: if you see grains of stone or sand in the runoff, the pressure is too high. Watch for that next time someone cleans a wall for you.

Who books pressure cleaning in Perth?

Four situations, and the brief is different in each one.

Homeowners before a sale

Driveway, paths, alfresco and the front wall, timed before photography. The front of a Perth house is mostly hard surface, so it changes a listing more than people expect.

Strata and the council of owners

Walkways, bin rooms, visitor parking and entries, on a schedule rather than a complaint. We quote per area so a committee can see what it is approving.

Businesses with a frontage

Shopfronts, entries and car parks, done early in the morning before you open or in the evening after close, finished by 10pm. The photo report is the record if anyone asks.

Builders at handover

Concrete splatter, render and mortar off a new slab and driveway before the client walks through. Often booked with the builders clean.

Why book your pressure cleaning with us?

Six reasons, one line each.

We check before we spray

Fibro and sheeting looked at on any older building, before a quote goes out.

Test patch first

Low pressure in a spot you will not see, brought up only as far as it needs.

Runoff planned

Gullies protected and water directed, not pushed toward the nearest drain.

Priced by surface

Each area its own line, so you can keep what matters and drop what does not.

Photo report

Dated before and after, which a strata committee or a landlord can file.

What do Perth customers say about us?

How is pressure cleaning priced in Perth?

By surface and area, after we have seen it. It comes down to three things.

Square metres, by surface

A driveway, a path and a wall are three jobs. We measure and list them separately, so nothing is bundled and then re-quoted.

What is on it

Oil, rust, paint and heavy moss need pre-treatment and a second pass. Years of build-up on a shaded path is a slower job than a season of dust.

Access and timing

Height, a tight side passage, a car park that has to be done outside trading hours, or a site where runoff needs containing all add time.

Send the rough square metres and a photo of each surface. A written quote comes back with a line for each one, and that figure holds unless the scope changes.

What gets booked with a wash?

Same visit, one setup, one invoice.

Window cleaning

Glass after the walls, not before, so the runoff does not land on clean panes. Window cleaning

End of lease cleaning

Driveways and paths are on plenty of WA condition reports. End of lease

Builders clean

Splatter and mortar off the slab and driveway before handover. Construction clean

Strata common areas

Walkways and bin rooms as part of a scheduled contract rather than one-off. Strata cleaning

Mould cleaning

If the shaded wall outside is also showing inside, that is a different job. Mould cleaning

Gutters, roof and solar panels

Gutter cleaning, a roof soft wash and solar panel cleaning, each quoted on its own line and done on the same visit.

Where in Perth do we pressure clean?

The Perth metro area, from Joondalup to Rockingham, and Mandurah. Site somewhere else? Send the address and we will confirm the same day.

Coastal and western

  • Scarborough
  • Cottesloe
  • Fremantle
  • City Beach
  • North Beach
  • Hillarys
  • Sorrento
  • Trigg

Coastal salt air and beach sand impact properties heavily here. Window tracks, exterior glass, and flyscreens need regular washing to stop salt corrosion.

Central and northern

  • Perth CBD
  • Northbridge
  • Subiaco
  • Leederville
  • South Perth
  • Joondalup
  • Morley
  • Midland

A mix of commercial high rises, character homes, and modern units. Jarrah floor care and delicate limestone work are common across these areas.

Southern corridor

  • Wellard
  • Rockingham
  • Baldivis
  • Cockburn
  • Canning Vale
  • Armadale
  • Kwinana
  • Mandurah

Large family properties and industrial facilities. Paved alfresco spaces and bore reticulation mean pressure washing is regularly booked alongside a house clean.

What do Perth property owners ask about pressure cleaning?

Can you pressure clean during the water restrictions?

The watering roster is about sprinklers and reticulation. Spraying a path, paved area or building is covered by separate rules that allow it to the extent the cleaning needs, so we keep water use down and check the rules for your job.

Will you clean my roof, gutters or solar panels?

Yes, all three, quoted after we have seen them. Roofs get a soft wash rather than high pressure, and only once we know what the sheeting is. If it reads as fibro, we tell you and leave it alone, because high pressure water must never be used on asbestos cement.

Will it damage my limestone or my pavers?

Not the way we do it. We start low on a hidden patch, use a wide fan and neutral cleaners, and stop well short of the pressure that etches stone. If you ever see sand or stone grains in the runoff, the pressure is too high.

Where does the dirty water end up?

Not down the nearest drain if we can help it. We cover gullies and stormwater pits, and wash grime onto turf where possible, because letting sediment and detergent into stormwater from business activity is an offence in WA.

Do you do commercial sites and strata?

Yes. Car parks, loading docks, shopfronts, walkways and bin rooms, booked before opening or after close. We ask to see the asbestos register, and strata work is quoted per area so a committee can approve line by line.

Will the stains all come out?

Some will not, and we say that before you pay. Rust, old oil soaked into porous concrete, paint and some leaf tannin marks can be permanent, and the test patch tells us which.

Do you need to use my water and power?

Yes. You provide an outdoor tap and a power point within reach of the work, and we bring everything else. If either is hard to get to, tell us when you enquire.

How often should it be done?

It depends on shade and traffic more than the calendar. A sunny driveway can go years, while a shaded path often needs it after a wet winter.

What else do we clean in Perth?

Most customers book more than one. Same crews, same standards, one invoice.
